THE first phase of the Dh3.3-billion ($898- million) Ajman One, a premier residential, commercial and hospitality project, will be completed on schedule by the first and second quarters of 2011, says its developer.

Ajman One is the flagship project of Aqaar Properties in Ajman. The Dh1.7-billion ($462.8-million) first phase of the 72,000-sq-m mixed-use project will comprise 12 residential buildings while the Dh1.6-billion ($435.6-million) second phase will enfold three commercial towers and a hospitality complex.
Construction work is currently under way on the first phase while foundation work is in progress following the completion of infrastructure work on Phase Two.
“Our mission is to create world-class real estate developments in places of significant investment potential,” says Rami Dabbas, CEO of Aqaar. “In Ajman One, great care has been taken to design on a human scale, as Aqaar aims to be closer to its customers, understanding their requirements and implementing these accordingly. This philosophy has been applied not only in terms of design and engineering, but also in Aqaar’s business model and its determination to provide the highest level of customer satisfaction,” he says.
“Twelve residential towers form the core of the project, which is 46 per cent complete in terms of construction and infrastructure,” says Hamed Parnian, business development manager for Aqaar. “Phase One consists of a five-storey podium housing, retail units, parking and other facilities, with 12 towers sitting above it, each 26 or 32 floors high. The podium was completed earlier this year, which was a major milestone for the project. The contractor is now concentrating on finishing the structure of the towers and starting interior work.”
The towers, split into North, South, East and West Residences, will have views that vary from landscaped gardens to sea vistas. The towers consist of studio, one, two and three-bedroom apartments.
The residential towers have access to a community centre, which has two separate gymnasiums for men and women, indoor and outdoor playgrounds for children, as well as swimming pools. Residents will benefit from a barbeque area; reserved parking and storage facilities.
Work on Phase Two of the project is expected to be launched in the near future. The commercial district of the development will consist of five buildings including three office towers, a convention and exhibition area with retail units and a business hotel.
The three commercial towers, called Apex Business Towers, will feature 640 offices, while the convention centre has been designed to be the first of its kind in the emirate.
Foundation work is under way on the second phase of the project, with the main contractor yet to be appointed. Aqaar Properties is assessing the market conditions after which a decision will be made with regards to scheduling of the project.
“While the first phase is aimed for completion and handover towards the first and the second quarters of 2011, the project schedule of Phase Two has not been issued yet,” he says.
The consultant for Phase One is National Engineering Bureau (NEB) and Al Zamalek is the contractor, while AJ Design is the project consultant for Phase Two.
Most of the tenders for the first phase have been awarded or are currently being issued yet but there is nothing in the pipeline with regards to the second phase, he adds.
