BAHRAIN

Water Garden City
Owner: Albilad Real Estate Investment Company
Budget: $6.6 billion
Scope of work: The project calls for the design and construction of a 2.2 million sq m mixed-use development, which will include residential buildings, hotels, a beach park and marina, schools, shopping outlets, leisure and retail facilities. It will be located close to the Bahrain International Airport.
Update: Takaful International has been selected to provide the project insurance. Design work is currently in progress on the development.

Dilmunia Health Island – Masterplan
Owner: Ithmaar Development Company (IDC)
Budget: $1.38 billion
Scope of work: The project calls for the design and construction of a health island – Dilmunia Island – located on the north-east coast of Bahrain. The island will include a 358-bed hospital, a 216-bed hospital, specialist clinics and sports medicine treatment facilities. The scope of work also comprises three five-star hotels, a four-star hotel, leisure areas and shopping centres, 118 villas and 1,362 housing units complete with the associated facilities. The island will cover an area of approximately 1.25 million sq m while the total built-up area of the development will be around 2 million sq m.
Update: Reclamation work is complete and work on the rock-protection and the waterway canal is in progress.

Bahrain Financial Harbour – Villamar
Owner: Gulf Holding Company
Budget: $650 million
Scope of work: The project calls for the design and construction of a 36,000 sq m residential complex at Bahrain Financial Harbour, consisting of three parts. Part One will involve three 47 to 57 storeys twisting towers with heights between 137 and 220 m. The towers will comprise 494 apartments in total, vary from one to four-bedroom units. Part Two will provide 54 floating villas with four to five bedrooms as well as six penthouses. Part Three will offer a terraced podium with a swimming pool, water falls, a health club, a spa and car-parking facilities to accommodate 1,800 vehicles.
Update: Construction work is in progress on the development. Completion is expected in January 2011.

Dilmunia Health Island – Dusit Dilmunia
Owner: Ithmaar Development Company (IDC)
Budget: $150 million
Scope of work: The project calls for design and construction of a 250-room boutique hotel with two restaurants, banqueting facilities, meeting space, a full range of Thai health and spa services as well as a number of Thai-style beach-front villas situated on 30,000 sq m of pristine coastline.
Update: Design work is in progress on the development. Construction of the hotel is expected to begin in 2011.

Dilmunia Health Island – Reclamation
Owner: Ithmaar Development Company (IDC)
Budget: $69 million
Scope of work: The project calls for undertaking 1.25 million sq m of reclamation works for Dilmunia Island. The infrastructure works will include excavation of sand and seabed, protection rock and a water canal.
Update: Reclamation work is complete. Work on the rock-protection and the waterway canal is in progress.

Bahrain Financial Harbour – Commercial East Car Park
Owner: Bahrain Financial Harbour Holding Company
Budget: $33 million
Scope of work: The project calls for design and construction of an 11-storey car-park building with an area of 5,141 sq m at Bahrain Financial Harbour. The building will have a basement, a ground floor and nine additional storeys with 1,700 parking spaces.
Update: Construction work will complete in December.

Nasmah West
Owner: Sakana Holistic Housing Solutions
Budget: $30 million
Scope of work: The project calls for the design and construction of a 25-storey residential tower in Juffair, which will include 124 two-bedroom apartments. The tower will also include a rooftop swimming pool, a fitness centre, squash court and party hall.
Update: Piling work has been completed and the project is scheduled for completion in December next year.

Bahrain Investment Wharf (BIW) – Warehousing – Phase One
Owner: First Bahrain Real Estate Development Company
Budget: $23 million
Scope of work: The project calls for the design and construction of a warehousing facility within Bahrain Investment Wharf (BIW) development, close to the new Shaikh Khalifa Port. The complex is to be built in two phases over an area of 716,000 sq ft. The warehousing space will be divided into individual units, starting from 1,000 sq ft in area, and with an option to combine them.
Update: About 50 per cent of construction work is complete.

Bahrain Investment Wharf (BIW) – Warehousing – Phase Two
Owner: First Bahrain Real Estate Development Company
Budget: $22 million
Scope of work: The project calls for the design and construction of a warehousing facility within Bahrain Investment Wharf (BIW) development, close to the new Shaikh Khalifa Port. The complex is to be built in two phases over an area of 716,000 sq ft. The warehousing space will be divided into individual units, starting from 1,000 sq ft in area, and with an option to combine them.
Update: Tenders for the main contract have not been issued yet.

Nasmah Tower
Owner:
Sakana Holistic Housing Solutions
Budget: $20 million
Scope of work: The project calls for design and construction of residential tower located in Juffair. The tower, which overlooks the city and the sea, will include 120 apartments, a swimming pool, a health club, squash and tennis courts and a function hall.
Update: Construction of the superstructure is complete. Project handover is expected in December.

KUWAIT

Kuwait International Airport Expansion – New Passenger Terminal Two
Owner: Kuwait Directorate-General of Civil Aviation (DGCA)
Budget: $1 billion
Scope of work: The scope of work includes engineering, procurement and construction of a new passenger terminal building to increase passenger capacity to 20 million at the Kuwait International Airport. The new 90,000 sq m terminal will be located to the south of the existing terminal.
Update: Kuwait civil aviation is studying a plan to build a new three-million-passengers-per-year temporary airport to cater for an increasing load on the Kuwait international airport until Terminal Two is commissioned in 2017.

Kuwait International Airport Expansion – Infrastructure Work
Owner:
Kuwait Directorate-General of Civil Aviation (DGCA)
Budget: $500 million
Scope of work: The project calls for design and construction of infrastructure work for the Kuwait International Airport. The scope of work will includes approach roads leading to the airport, runway and aircraft hangars.
Update: Local and international contractors have submitted their bids for the main construction contract.

Al Abdaly Border Post
Owner:
Kuwait Ministry of Public Works (MPW)
Budget: $192 million
Scope of work: The project calls for design and construction a 2-km border post, including a series of buildings, at Al Abdaly on the border with Iraq.
Update: Local contractors have submitted their bids for the design-and-build contract.

Kuwait International Airport Expansion – Administration Buildings & Fire Station
Owner: Kuwait Directorate-General of Civil Aviation (DGCA)
Budget: $150 million
Scope of work: The project calls for the design and construction of administration buildings and a fire station at the Kuwait International Airport.
