The AED12-billion ($3.26 billion) Jubail Island masterplanned development located between Yas Island and Saadiyat Island has marked a number of milestones and launched new components in line with its ambitious vision of offering curated waterside living.

Owned by Jubail Island Investment Company (JIIC) and developed and managed by Lead, Jubail Island will be home to an idyllic collection of six residential village estates. Nestled among the natural beauty and rich biodiversity of the mangroves, and covering more than 2,800 hectares, the landmark community will seamlessly blend sustainable living, luxury, and wellness.

The masterplan for Jubail Island was designed to maximise the island’s natural beauty and ecological diversity while providing world-class amenities and infrastructure to support a thriving community. These include the town centre, a marina with a members-only yacht-club, a beach club, multiple gyms, up to 1 million sq m of parks and open spaces, and various retail and dining options.

Early this year, the developers announced the official handover of the title deed of the first of its 112 residential plots ranging from 2,000 sq m to 35,000 sq m, within Jubail Island. Since then, the project has seen the launch of The Souk, a hub connecting the six villages; a marina community, Marsa Al Jubail; and has broken ground on another community, Jubail Terraces.

Last month, JIIC announced that the premium development’s water network has been seamlessly linked to the existing water transmission line, operated by Abu Dhabi Transmission & Despatch Company (Transco), in coordination with the Abu Dhabi Distribution Company (ADDC).  The connection of the water network to Jubail Island ensures that homeowners will have access to a reliable supply of clean and fresh potable water, states the developer.

The network is complemented by the existing sewage system, which plays a crucial role in regulating water flow throughout the island. According to JIIC, this connection paves the way for the final stages of testing and commissioning the internal water network of Jubail Island.

The water connection closely follows the first official energisation on the island, with the development’s substations now operating, providing permanent grid power to key areas.

The Souk, launched in January this year, will provide residents with a central space that combines wellbeing, connectivity, leisure, retail and commercial services. The central hub includes a mosque, nursery, specialised clinic, sports gym, supermarket, and restaurants. Located at the town centre, it also provides offices and commercial services.

 

Jubail Terraces

Jubail Terraces is a low-rise mixed-use community development featuring 242 apartments ranging from studios to three-bedroom apartments, and three-bedroom duplexes, as well as key amenities. Located amid some of the UAE’s most beautiful landscapes in Souk Al Jubail village, surrounded by mangroves and wildlife, these apartments at Jubail Terraces, will be in a series of low-rise, low-impact blocks and will have 23 retail units on the ground floor of each of the buildings.

Named after the expansive terraces that allow occupants to enjoy the natural surroundings and vistas, Jubail Terraces will be built with attractive neutral interiors and high-quality finishing.

The project broke ground in April following the award of a construction contract worth AED327 million to Construction General Contracting House (CGCH) for the community. Set to be completed in March 2025, the new low-rise apartment blocks offer potential residents choice and flexibility in one of Jubail Island’s premium communities. Global practice Atkins is acting as supervising consultant.

 

Marsa Al Jubail

Marsa Al Jubail, unveiled in February, is a marina community with a focus on nature and wellness, set among the mangrove forests in Marfaa Al Jubail village. The low-rise, low-impact project will offer 36 contemporary high-end marina villas, consisting of three and four bedrooms, and will feature a 65-berth marina surrounded by a promenade.

A key highlight of the project is the signature yacht club – a modern, two-level space which will include an upscale dining venue with alfresco seating on the promenade, as well as a member’s lounge and a gym, among other amenities.

With more than 30 km of pristine waterfront around Jubail Island, Marsa Al Jubail is at the centre of the island – providing residents with accessibility to reach their homes by boat or car.
