A wide choice of luxury homes – many of which boast waterfront lifestyles – are currently taking shape across unique and highly sought-after locations in Dubai under the banner of Dubai Holding Real Estate (DHRE), one of the largest integrated master developers in the emirate.

DHRE’s portfolio demonstrates a focus on luxury waterfront living, integrating nature into urban environments, and creating communities that prioritise wellness and family living.  The projects offer a wide range of housing options, from villas and mansions to apartments and penthouses, catering to diverse needs and preferences.  Many projects focus on access to premium amenities and services, enhancing the residents’ lifestyle.

These prestigious developments are being spearheaded by its member companies: Palm Jebel Ali and Jebel Ali Village by Nakheel; Bvlgari Lighthouse, Port de La Mer – Le Soleil, City Walk Central Park, Madinat Jumeirah Living and Nad Al Sheba Gardens by Meraas; and District One West by Meydan.

 

Palm Jebel Ali

Perhaps the most iconic of these is the Palm Jebel Ali, which will offer exclusive villas designed by leading international and regional firms. These villas will boast floor-to-ceiling windows offering panoramic beach views and luxury finishes.  The frond streetscape prioritises greenery and comfort with lush landscaping and ample shade. Walkable streets and pocket parks promote an active lifestyle within these communities.

The Palm Jebel Ali island will ultimately span 13.4 sq km, featuring 16 fronds with a total of 110 km of coastline and 91 km of beachfront, aligning with the Dubai 2040 Urban Master Plan’s goal to increase the length of public beaches by 400 per cent.

Palm Jebel Ali is more than just a development, remarks DHRE. The project symbolises a journey of innovation and inspiration, reflecting Nakheel’s vision and also the ambition of the emirate.

Nakheel has made significant strides on the Palm Jebel Ali project over the past year, where it has awarded a number of contracts for marine works and infrastructure development.  The developer also signed three major contracts last year, collectively valued at more than $1.4 billion for the construction of 723 luxurious Beach Collection and Coral Collection beachfront villas across six fronds, in addition to the development of world-class infrastructure and vibrant public spaces.

These contracts signal a rapid acceleration of the project, with the first eight fronds expected to be site-ready for villa construction this quarter and villa handovers anticipated by late 2026.  

 

Bvlgari Lighthouse

Designed by world-renowned architecture firm Antonio Citterio Patricia Viel, this prestigious address which is a highlight of Jumeirah Bay Island offers four and five-bedroom luxury penthouses. An eight-bedroom Sky Villa crowns the top three levels of Bvlgari Lighthouse, surrounded by expansive private rooftop gardens, outdoor living spaces, a private pool and stylish lounge areas on either side of the building. Residents will have access to the Bvlgari Resort Dubai’s exclusive facilities, including the world’s first Bvlgari Marina and Yacht Club. 

Construction work has recently commenced on the 27-storey tower’s lower levels that house the four-bedroom luxury penthouses.

 

Port de La Mer – Le Soleil

Le Soleil, the final addition to the picturesque Port de La Mer, is now in the final stages of construction following the recent topping out of the buildings. This project, which emphasises refined interiors and a coastal lifestyle, offers one- to four-bedroom apartments with sea and Dubai skyline views.  Residents will enjoy access to a 190+-berth marina, gyms, pools, a beach, waterfront dining, and the soon-to-open Gran Melia Dubai. 

Nestled along the coast, the Port de La Mer community in Jumeirah 1 District is thoughtfully designed with charming walkways connecting its various spaces, from lively piazzas to serene open areas. Its unique marina promenade offers a tranquil yet dynamic lifestyle. 

 

Madinat Jumeirah Living

Surrounded by pristine beaches and verdant promenades, the residential community offers an array of premium amenities including a 190+-berth marina, seaside and marina promenades, swimming pools, a fully-equipped fitness centres and an outdoor park with children’s play areas. A central pedestrian walkway connects the complexes, providing access to private community entrances and is complemented by landscaped podiums. Expansive courtyards provide spaces to meet and socialise with neighbours, while communal roof terraces with barbecue areas offer spectacular views of the iconic Burj Al Arab and the Arabian Gulf.

 

Urban Living communities

Other major ongoing DHRE projects include:

City Walk Central Park: Structural work has been completed on the City Walk Central Park, a series of mid-rise buildings surrounding a private park development, offering one- to four-bedroom apartments and penthouses. 

District One West: Infrastructure works are currently in progress at District One West, a gated community featuring 467 four- to seven-bedroom villas and mansions in the heart of Dubai. Wellness is a central theme, with homes surrounded by parks and gardens or overlooking the Crystal Lagoon. Residents can enjoy water sports, the white sand beach, and the lagoon. 

Nad Al Sheba Gardens: In December last year, Meraas launched the latest phase of its premium residential gated community, Nad Al Sheba Gardens. This community offers spaces for families amidst serene greenery. Amenities include walkable roads, cycling and running tracks, sports facilities, a yoga lawn, a dog park, a lagoon and wave pool, and an event’s lawn with an amphitheatre. 

Jebel Ali Village: Construction work is nearing completion on Jebel Ali Village, a gated community set within rolling hills and lush green spaces, which blends heritage with a new perspective. The village will comprise four districts, offering spacious homes, open-plan layouts, green landscapes, and amenities including pools, sports facilities, parks, biking trails, a vegetable farm, and ponds.
