Protective coatings specialist Technicoat International Factory (Tekncoat) says it is offering a 10-year guarantee against peeling of any paint applied over its coatings.
"Tekn coatings are compatible with most of the paints available in the market," says Agnel A George, general manager with Tekncoat.
The company says external and internal paint peel-offs can be overcome by using a proper protective coating over the plastered surface or prior to painting which eventually would inhibit any kind of deterioration.
Tekncoat of the UAE says it provides remedial measures, preventive and corrective measures on any paint problems and waterproofing. It has been in the forefront in the fields of thermal insulation, waterproofing and solving various kinds of paint problems for investors, consultants and contractors since its launch in August 2000, George says.
"In the Middle Eastern region, concrete structures and plastered block masonry surfaces are usually affected by salts, humidity and water and there are no paints in the market which can last for longer periods without cracking or peeling," George explains.
"Tekncoat has designed its protective coating, which goes beneath the painting to nullify the effects of the corrosive atmospheric conditions on the structure, thereby increasing the life span of the building.
"The protective coating can be applied on a variety of substrates, including concrete, plastered wall, metal and wood, which protects the base material by providing a continuous thermal and moisture barrier.
"The coating, due to its properties, enters the minute pores of the plastered surface and seals it completely.
"The protective coating acts as a shield against any kind of temperature extremes, moisture, corrosion, chloride and sulphate attack (which is very prevalent in the region), humidity, salt water, positive and negative pressure.
"It also serves as an excellent vapour barrier when used on the underside of marble and granite as it seals by capillary action."
The company says that its protective coatings have been tested and subjected to accelerated ageing and weathering tests and have proved to remain unaffected over a long period of time.
"It is a permanent solution for protecting the buildings against weathering attacks," George says.
He explains the application process for the coatings:
Externally - The coatings are applied, as soon as the concrete has sufficiently cured and is free from any kind of moisture or dampness. The same method is used with a plastered wall.
The first coating is Tekn-W1, which is supplied in pails of 4 gallons and has a coverage range of 50 sq m-60 sq m on a normal surface. By virtue of its properties, Tekn-W1 penetrates the concrete surface or the plastered wall by capillary action and successfully seals all kinds of pores and cracks, thus acting as a shield between the salts present in the concrete or plaster and the paint.
As Tekn-W1 has excellent resistance to heat - up to 180 deg C - it blocks the back pressure through the wall, minimising its effects on the paint.
The final coating is followed by Tekn-W2, which is more elastic in nature than the primary coat and has excellent heat resistance capacity, its thermal conductivity varies from 0.025 W/m deg K to 0.04 W/m deg K tested under varying conditions.
Tekn-W2 provides a tough and strong insulation coat to the treated surface. The two coatings increase the surface tension of the substrate, thereby reducing the negative pressure on the paint.
Internally - The paint peel-off noticed specially on walls adjacent to wet areas, for example the walls of bedrooms facing the toilet or the walls of kitchen facing an open air well, can be overcome by treatment with a coating of Tekn-W1 prior to either painting or fixing of tiles.
As the coating W1 forms a very smooth layer, fine sand can be sprinkled when the coat is still tacky to facilitate better bonding with the tile adhesive used for fixing ceramic tiles.
Its properties restrict build-up of negative pressure, preventing the unsightly appearance of peeling paint and maintenance costs.
