Bahrain
Salam Beach Resort & Spa in Manama
Owner: Sama Dubai
Budget: $545 million
Scope of work: The project calls for the design and construction of a new beach resort in Manama covering an area of 500,000 sq m. The resort will include a five-star deluxe hotel, hotel villas and spa, traditional mart, marina and wellness centre. Salam resort will be built on a long stretch of sandy white beach with a network of canals spanning 5 km to run throughout the site in order to maximise waterfront scenery, provide the ultimate privacy, luxury, entertainment and leisure. The resort will be located on Bahrain’s south-west side.
Update: According to the sources close to the project, AA Nass Contracting–Murray & Roberts Contractors (ME) has been awarded the main contract. Construction is expected to start after three months.
Manama Network of Highways – King Faisal Highway
Owner: Bahrain Ministry of Works and Housing
Budget: $488 million
Scope of work: The project calls for the upgrade and construction of King Faisal Highway. It will cover the upgrading of some junctions on King Faisal Highway including those with Palace Avenue, Shaikh Isa Al Kabeer Road and Al Furdha Avenue. Tunnels will be constructed in these locations to ease traffic.
Update: Sources indicate that Hyder Consulting Middle East is the consultant on the development.
Riffa Views – The Park Estate
Owner: Riffa Golf and Residential Development Company
Budget: $50 million
Scope of work: The project calls for the design and construction of 331 luxury residences. All residences in the Park Estate feature old-style courtyards, balconies constructed from traditional brick and stucco designs. It is landscaped with green parks, walkways, tree-lined avenues and floral gardens and also features bike and walking trails, and a village-styled piazza that will offer a selection of boutique retail outlets and cafes.
Update: Sources indicate that the construction has started on the development and is expected to be completed in mid-2009.
Residential Tower in Juffair Al Fateh
Owner: First Real Estate Investment Company (REIC)
Budget: $15 million
Scope of work: The project calls for the design and construction of a 30-storey building that will be situated in Juffair and will comprise of 150 apartments and car parking facilities.
Update: Sources indicate that Kooheji Contractors has been awarded the main contract and has already started work on the development.
Grand Muharraq Garden
Owner: Muharraq Municipality
Budget: $13 million
Scope of work: The project calls for the design and construction of a mega theme park that include gardens, a zoo, a space simulator, fun rides, bumper cars, boat rides, mini train rides, water slides and a dirt bike course.
Update: Sources indicate that Muharraq Municipality has signed a contract with Salah Al Rumaih Group to develop the project.
Kuwait
Capital Complex (Al Asemah Project)
Owner: Salhiya Real Estate Company
Budget: $310 million
Scope of work: The project calls for the design and construction of a mix-used complex, including a 70-storey commercial tower, 200-room five-star hotel, mall, which includes a large retail area, restaurants and eight cinemas screens, and a three-level basement car parking facility covering an area of 40,000 sq mwith a total built-up area of 360,000 sq m. The development will be located in the Al-Shuhada Street in the Sharq district of the capital.
Update: Sources indicate that the owner has still to get licences and approvals for the development.
Gate of Kuwait Tower
Owner: Al Shaya Group
Budget: $172 million
Scope of work: The project calls for the design and construction of a 79-storey mixed-use tower in Al-Sour Street. The first three levels will have parking space for 1,600 cars. The next 10 floors will be a five-star hotel and the remaining floors will be offices with business facilities like conference halls. The project will have a built-up area of 127,000 sq m and will provide 5,000 sq m of retail space.
Update: Sources indicate that piling work will be completed in May 2008. Tenders for the main contract will be issued by the end of this year.
InterContinental Hotel in Sharq
Owner: Al Emad Real Estate Company
Budget: $172 million
Scope of work: The project calls for the design and construction of a 60-storey commercial tower, including a 20-storey hotel with 250 rooms and a car-park for 500 to 600 vehicles. The mixed-use development is located on Ahmed Al Jaber Street in the Sharq district.
Update: Sources indicate that design work will be completed by the end of this year. Bukhamseen International Group of Companies will carry out the construction work.
360 Kuwait Mall
Owner: Tamdeen Shopping Centre Development Company (TSCD)
Budget: $150 million
Scope of work: The project calls for the design and construction of a 20,000 sq m shopping mall on the Sixth Ring Road. It will include shopping outlets, a hypermarket, car parking space for 3,000 vehicles and a 15-screen cinema hall. The total built-up area of the development is 140,000 sq m.
Update: Sources indicate that construction work is expected to complete by the end of 2008.
Residential Complex in Salmiya – Phase 2
Owner: Kuwait Ministry of Awqaf and Islamic Affairs
Budget: $150 million
Scope of work: The project calls for the design and construction of a residential complex in Salmiya, which will include seven buildings with nine storeys each.
Update: Sources indicate that Copri Construction Enterprises is carrying out the construction work and will be completed in 2009.
Failaka Island – Ikarus Entertainment Project
Owner: Ikarus Real Estate Company
Budget: $140 million
Scope of work: The work includes the design and construction of a 100-room five-star hotel, 502 chalets, a sports and entertainment centre with a pier, restaurants and shops, a health spa with 35 villas, a water park, a nine-hole golf and mini-golf courses. The area to be developed covers about 1.7 million sq m at the south end of Failaka island, opposite the mainland shores of Kuwait’s coastline.
Update: Sources indicate that owner is still waiting to get licences approval for the development. Tender documents for the BOT contract will be issued in May 2008.
Crystal Tower in Sharq
Owner: Arab Real Estate
Budget: $100 million
Scope of work: The project calls for the design and construction of a 52-storey office tower with land area of 3,000 sq m in the Sharq area in Kuwait City. The work will include piling, shelling and fitting out. The total built-up area of the development is about 60,000 sq m.
Update: Sources indicate that the JV of Shanghai Construction (Group) Corporation and Bukhamseen International Group of Companies is carrying out construction work, which will complete in February 2010.
KOC – New Office Complex
Owner: Kuwait Oil Company (KOC)
Budget: $90 million
Scope of work: The project calls for the design and construction of a new office complex consisting of six buildings with a total built-up area of 58,000 sq m and car parking for 1,600 units.
Update: Sources indicate that construction work will be completed in July 2008.
New Headquarters of Public Authority for Minor Affairs (PAMA)
Owner: Kuwait Public Authority for Minor Affairs (PAMA)
Budget: $68 million
Scope of work: The work includes the design and construction of a 25-storey building near the Fifth Ring-Road with a total built-up area of 45,000 sq m. This building will replace Public Authority for Minor Affairs (PAMA) in the Al Sharq district of Kuwait City.
Update: Client is in the process of obtaining licences and approvals. Sources indicate that the design work is complete and tender documents for the main contract are expected to be issued by the end of this year.
Jaber Al Ahmed Township Project – Sector B
Owner: Kuwait Public Authority For Housing Welfare
Budget: $64 million
Scope of work: The work includes the design and construction of the infrastructure for approximately 1,220 plots and a public building at sector B of the Jaber Al Ahmed Township.
Update: Sources indicate that the construction work will complete in 2009.
Salmiya Park in Kuwait City
Owner: Kuwait Public Authority for Agricultural Affairs and Fish Resources (PAAAFR)
Budget: $62 million
Scope of work: The project calls for the design and construction of a mall, health club, veterinary clinic, wedding hall, several car parks, sports facilities, fountains and a 2.6 km railway circling the development in the Salmiya area. The total development area is 320,000 sq m.
Update: Sources indicate that the design work is complete. The owner is still waiting to get licences and approval.
Sabah Al Salem Township – Block 2 – Infrastructure
Owner: Kuwait Public Authority For Housing Welfare
Budget: $36 million
Scope of work: The project calls for the design and construction of roads, drainage and lighting in the Sabah Al Salem Township.
Update: Sources indicate that construction work will start this month.
Al Maidan Maternity Hospital
Owner: United Medical Services Company
Budget: $30 million
Scope of work: The project calls for the design and construction of a 20-storey hospital with 108 beds and a multi-storey car-parking facility with a total built-up area of 38,000 sq m in the Salmiyah area.
Update: Sources indicate that Ahmadiah Contracting and Trading Company is carrying out the construction work and will complete it in June 2008.
Oman
Duqm Beach Hotel
Owner: Oman Tourism Development Company
Budget: $300 million
Scope of work: The project calls for the design and construction of a four-star, 200-room hotel and 25 chalets, conference and meeting rooms, a business centre and recreation facilities. The work also includes restaurants, cafes, shops and car parking area. The development will serve Duqm industrial port.
Update: Sources indicate that detail design work is in progress. Tender document for the main contract will be issued next month and construction work will start in March.
Duqm Port – Ship Repair Yard and Dry Dock
Owner: Oman Ministry of National Economy
Budget: $200 million
Scope of work: The project calls for the design and construction of two 410-m-long docks to repair and maintain oil and gas tankers of 100,000-tons capacity at the Duqm port. The dry dock will cover 1.1 million sq m. The work also includes construction of 2.8 km of quay wall, a cofferdam, crane foundations, lay-down areas, workshops, and accommodation and office buildings.
Update: Sources indicate that the main contract will be awarded this month. Parsons Brinckerhoff International will carry out project management services for Duqm port.
Sohar-Buraimi Road Expansion
Owner: Oman Ministry of Transport and Communications
Budget: $114 million
Scope of work: The project will involve the expansion and widening of the Sohar-Buraimi Road by converting it into a dual carriageway. The expansion will be executed for a stretch of 81.4 km.
Update: Sources indicate that the construction work will be completed by the end of 2008.
The Wave Development – Infrastructure
Owner: The Wave
Budget: $100 million
Scope of work: The project calls for the design and construction of the underground utilities and above-ground civil work including water and sewerage systems, district cooling, drainage, causeways, road construction, power supply and distribution components and the establishment of lighting and telecommunications. The Wave Development will cover an area of 2.5 million sq m.
Update: Sources indicate that the Al Turki Enterprises is carrying out construction work, which will be completed in 2009.
Salalah Port Expansion Project – Container Berths
Owner: Oman Ministry of Transport and Communications
Budget: $85 million
Scope of work: The package will involve adding 950 m of quay wall to the existing facility with an alongside depth of 18 m and two new berths Four and Five. An additional 345-m-wide container yard is to be built on these two berths. The objective of the expansion is to increase the container capacity from the current 2.4 million 20-ft equivalent units (TEUs) to four million 20-ft equivalent unit (TEU).
Update: Sources indicate that construction work will be complete in the third quarter of 2008.
Hayoot Beach Hotel Resort in Musandam – Phase 1
Owner: Oman Ministry of Tourism
Budget: $60 million
Scope of work: The project calls for the design and construction of a 100-room hotel and a series of chalets at the Hayoot Beach in Khasab, Musandam.
Update: Sources indicate that client is reviewing the design and cost for the development.
Duqm Port – Land Infrastructure
Owner: Oman Ministry of National Economy
Budget: $50 million
Scope of work: The project calls for the design and construction of 1.163 million sq m of infrastructure for the Duqm port development. The infrastructure also covers marine sides and the ship repair yard (the dry dock).
Update: Sources indicate that design work is expected to start in this month and will be completed in July 2008. Parsons Brinckerhoff International will carry out project management services for Duqm port.
Dualisation of Al Muladdah–Al Hazm Road in Al Batinah
Owner: Oman Ministry of Transport and Communications
Budget: $25 million
Scope of work: The project calls for the design and construction of a 24-km dual road to replace the current Al Muladdah Al Hazm Road in Al Batinah Region.
Update: Sources indicate that Galfar Engineering and Contracting has started construction work on Al Muladdah-Al Hazm Road.
Package Al Saada Sports Complex in Salalah
Owner: Oman Ministry of Sports Affairs
Budget: $20 million
Scope of work: The project calls for the design and construction of tennis courts, a hockey-football stadium, administration buildings, a sports hall, swimming pool as well as external works with covering area of 500,000 sq m in Salalah.
Update: Sources indicate that the construction work will be completed in February 2008.
Qatar
Al Dafnah Residential Towers Complex in West Bay
Owner: Thani Bin Abdullah Housing Group
Budget: $275 million
Scope of work: The project calls for design and construction of a four-tower complex, three of which are 32-storeys high while the fourth is 36 storeys, contains more than 1,200 flats, leisure facilities, including a recreation club with a multi-purpose hall, swimming pool, and car parking areas for 1,620 cars covering a total area of 326,700 sq m.
Update: Sources indicate that construction work will be completed in March 2008.
Platinum Tower Project (Al Bidda Tower) – Main Construction Package
Owner: Platinum Tower Company
Budget: $80 million
Scope of work: The project involves the construction of a 215 m-high, 40-storey office building and a basement car-park that will be situated on the cornice in the West Bay, close to the Olympic Tower. The shape of the building will resemble a tornado. The building will cover a built-up area of 41,500 sq m.
Update: Sources indicate that construction is expected to be completed by the end of this year.

King Faisal University in Al Hasa – Masterplan

Budget: 200 million
Scope of work: The project calls for the design and construction of the 4 million sq m King Faisal University in Al Hasa. The development will include computer science, medical, engineering, economic, education, veterinary medical, agricultural, science and business colleges and infrastructure work.
Update: Sources indicate that design work of Phase Four for infrastructure work will be completed by the end of this year.
Imam Muhammad Bin Saud Islamic University Expansion in Riyadh – Phase 4

Budget: $150 million
Scope of work: The project calls for the design and construction of two new colleges for female students in Imam Muhammad Bin Saud Islamic University in Riyadh. The university spans across an area of one million sq m. The colleges are education and science.
Update: Sources indicate that Al Fouzan Company for Trading and Contracting has been appointed as the main contractor. The construction work is scheduled to start in February 2008.
GOSI – Hotel Apartments, North Holy Haram Mosque in Madinah

Scope of work: The project calls for design and construction of a 12-storey hotel apartment building in north Holy Haram Mosque in Madinah. The hotel will includes 640 rooms, shopping outlets and two-storey car parking for 80 vehicles. The total built-up area for the development is 30,000 sq m.
Update: Sources indicate that GOSI has signed main contract with Rashid and Al Mankour Trading and Contracting Company to build the new two hotels.
Imam Muhammad Bin Saud Islamic University Expansion – Science College for Men

200-bed Hospitals in Hasa and Al Khobar

Scope of work: The project calls for the design and construction of a two 200-beds hospitals in Hasa and Al Khobar. Both the hospital will comprise three-storey building with associated facilities.
Update: Sources indicate that main contract with Abdullah Al Sayed Trading Group was cancelled and awarded to Al Kifah Contracting Company. Construction work is scheduled to start by the end of this year.
General Hospital in Northern Riyadh

Imam Muhammad Bin Saud Islamic University Expansion – Medical College

The development will include an indoor amusement park, hypermarket, retail, food facilities, an ice-rink and car parking facility. Update: Sources indicate that steel structure contract will be awarded this month.
PME – New Headquarters in Jeddah

Scope of work: The project calls for the design and construction of three 20-storey towers in Jeddah situated on the Prince Majed Street covering an area of 50,000 sq m. The development will comprises of offices and other associated facilities.
Update: Sources indicate that construction work is expected to start by the end of this year.
Arar Sakaka Highway Expansion
Owner: Saudi Arabia Ministry of Transport
Budget: $35 million
Scope of work: The project calls for the design and construction of 10 wadi bridges, 200 culverts, related facilities and expansion of the 125-km road. Arrar-Sakaka highway is located in Southeast of Jalamid in the Northern Province.
Update: Sources indicate that the construction work will be completed in December 2008.
King Faisal University in Al Hasa – Veterinary Medical College

Scope of work: The project calls for the design and construction of Veterinary Medical College in King Faisal University in Al Hasa. The college will include three-storeys building with total built-up area of 26,000 sq m.
Update: Sources indicate that APTC Contracting Company has been appointed as the main contractor.
Third Ring Road Expansion in Madinah – Phase 1

Scope of work: The project calls for the design and construction of nine km as phase one of Third Ring Road Expansion in Madinah.
Update: Sources indicate that construction work is scheduled to start this month.
Medical Tower at Prince Abdulrahman Alsudiri Hospital in Sakaka

Scope of work: The project calls for the design and construction of a seven-storey medical tower at the Prince Abdulrahman Alsudiri Hospital in Sakaka, Al Jouf. The hospital will have 200 beds, clinics, laboratories and offices and will cover an area of 3,968 sq m.
Update: Sources indicate that Khalid Contracting Establishment has been appointed as the main contractor. Excavation and earthworks has just started on the development.
Medical Tower in Paediatric, Gynaecology and Obstetrics Hospital in Sakaka

Scope of work: The project calls for the design and construction of a seven-storey medical tower to house the paediatric, gynaecology and obstetrics hospital in Sakaka, Al Jouf. The hospital will have 200 beds, clinics, laboratories.
Update: Sources indicate that Khalid Contracting Establishment is the lowest bidder for the main contract.
Mekarem Umm Al Qura Hotel in Makkah

Scope of work: The project calls for the design and construction of a a four-star, 27-storey hotel in the Umm Al Qura district in Makkah. The hotel will comprise of 250 rooms with a total built-up area of 30,000 sq m.
Update: Sources indicate that the construction work will be completed in April 2008.
Mixed-use Development in Madinah

Scope of work: The project calls for the design and construction of two 16-storey mixed-use buildings in Madinah. Each building will cover an area of 4,000 sq m and will include offices, apartments and shopping outlets.
Update: Sources indicate that the Projects and Trading Company has started construction work on the development and will take two years to complete.
Imam Muhammad Bin Saud Islamic University Expansion in Riyadh – Economy College for Men

New Arar Hospital

Scope of work: The project calls for the design and construction of the 50-bed Arar hospital, comprising a two-storey building, in Tabuk.
Update: Sources indicate that excavation and earth work will start this month.
United Arab Emirates
Al-Raha Beach Complex – Masterplan
Owner: Aldar Properties
Budget: $13.17 billion
Scope of work: The project will involve the construction of a mixed-use hospitality development within Abu Dhabi with a built-up area of 12 million sq m. The development will involve reclaiming an area of 6.8 million sq m and will include 50 high-rise and a number of low-rise buildings that will house approximately 120,000 people. Water-taxis will provide access to Abu Dhabi city centre and Saadiyat Island.
Update: Sources indicate that Aldar and Laing O’Rourke JV is working on Aldar new headquarters on Al Dana precident. The building is considered the first spherical building in the Middle East.
Stars Islands (Nujoom Islands) Development – Masterplan
Owner: Al Hanoo Holding Company
Budget: $4.5 billion
Scope of work: The project will involve the construction of residential, hotel and commercial facilities close to the Hamriya Free Zone in Sharjah. The development, covering an area of 18 million sq m, will comprise of 10 islands surrounded by lakes that will have a depth of 5 m. The islands will be linked to each other by connecting bridges. It is estimated that the project will include 40 high-rise towers that will be used for residential and commercial purposes, approximately 145 apartment buildings, four hotels, two resorts, about 1,400 water- and park-front villas, five marine clubs and six light industry centres. It is estimated that the development will accommodate 40,000 people.
Update: Sources indicate that building works for phase one of the developments are expected to commence next year and will include 70 residential and commercial towers.
The Palm Deira Development – Dredging & Reclamation
Owner: Nakheel
Budget: $4.36 billion
Scope of work: The package will involve the dredging; reclamation and breakwater work on the biggest of the three Palm Island developments in Dubai and will require 1,140 million cu m of sand and 40 million tonnes of rock.
Update: According to sources close to the project, land reclamation work is 20 per cent completed with more than 198 million cu m of sand is already on site.
UAE Railway
Owner: UAE Federal Government
Budget: $3.89 billion
Scope of work: The project will involve the construction of a national rail network that will be between 700 to 1,000 km in length. The network will stretch from Ruwais Industrial area in Abu Dhabi to the Saqr Port in Ras Al Khaimah. It will connect Jebel Ali Port, Free Zone, Airport City as well as the Dubai CBD, Sharjah, Fujairah Port and Khor Fakkan. Phase 1 will focus on cargo transportation while Phase 2 will include passenger transportation components. The network will be able to accommodate trains with a maximum speed of 160 kmph.It will be able to handle 100 trains on average.
Update: Sources indicate that search is under way for consultants and legal advisers for the project. The appointment of the consultants should be in early 2008.
Oqyana World First Development – Masterplan
Owner: Efad Holding
Budget: $1.39 million
Scope of work: The project involves the construction of 20 reclaimed man-made islands over a total area of 1.87 million sq m 4 km from the coast of Dubai, with a total upland islands’ area of 417,288 sq m. The project will comprise 1,910 residential waterfront units including 1,500 apartments with full sea views, 90 water homes, 170 canal homes and approximately 150 beachfront mansions. It will also include the construction of two luxury hotels and a spa resort. The name was derived from the Arabic word meaning “Oceanic”. As part of the development, a central marina will also be constructed with more than 1,500 private yacht berths. It is estimated that the development will house 10,000 to 15,000 people.
Update: It is understood that the islands have been redesigned twice. Reclamation work on the island is completed; construction of the infrastructure will start in summer 2008.
Al Ghadeer – Abu Dhabi
Owner: Sorouh Real Estate Company
Budget: 1 billion
Scope of work: The project calls for the design and construction of a major new development located at Saih as Sidirah on the Abu Dhabi-Dubai border. Al Ghadeer, a mixed-use development measuring three million sq m, will include recreational facilities such as retail outlets and hotels, outdoor sporting facilities, restaurants and cafes and three schools.

Al Furjan Development – Masterplan
Owner: Nakheel
Budget: $600 million
Scope of work: The project will involve the development of a self-sustained residential community that will include the construction of four village centres, two schools, retail outlets, commercial districts and over 500,000 sq m parks and outdoor spaces. It will comprise sports facilities, pools, cycling trails, camel paths and children’s play areas. The project will cover a 5.6 million sq m site on the intersection of Military Road and Emirates Road in Jebel Ali.
Update: Source indicated that the earthwork has been started by Ghantoot Transport and General Contracting – Abu Dhabi.
Al Raha Beach Complex – Al Muneera
Owner: Aldar Properties
Budget: $500 million
Scope of work: The project calls for the design and construction of a mixed-use development, comprising multi-storeys apartment buildings, villas, and an office tower, cafés, restaurants and retail outlets. Part of the development will be on a reclaimed land.
Update: Sources indicate that EC Harris has been appointed as the project manager on Al Raha development.
Hydra Village – Abu Dhabi – Masterplan
Owner: Hydra Properties
Budget: $500 million
Scope of work: The project calls for the design and construction of Hydra Village, the first compound community being created on Smart City concept. This eco-friendly, smart, gated community situated at the entrance of Abu Dhabi combines the features of self-sustained small-scale city and the comfort derived from an uptown community. The total development area is 10 million sq m and will involve the construction of low-rise and high-rise buildings, town houses, luxurious apartments residential, commercial buildings, shopping outlets, mosques, a hospital, a five-star hotel, and about 2,600 villas. Hydra Village will focus on environmental conservation, featuring built-in insulation, the use of energy saving electrical fitments and weather-stripping.
Update: Sources indicate that Architecture and Planning Group (APG) has been appointed as the consultant on the development. The project is still in the design phase.
Emirates City Development – Jawahir Al Emarat – Masterplan
Owner: BSEL Infrastructure Realty Limited
Budget: $400 million
Scope of work: The project calls for the design and construction of seven towers named BSEL Pearl, Fayrooz, Kahraman, Almas, Emerald, Sapphire and Ruby, each tower rising up to 50 floors. Each plot will have the ground floor as a showroom, six level car parking, 40 floors of residential apartments and health club on the 48th level and helipad on the 49th level. The project will comprise a total of 5,000 apartments.
Update: Piling work has already started on the first phase of the development.
Ras Al Khaimah Centre for Advanced Material (RAK-CAM)
Owner: Ras Al Khaimah Government
Budget: $400 million
Scope of work: The project call for the design and construction of 6,000 sq m building dedicated for alternative energy sources, construction, water purification and environmental preservation researches.
Update: The building is currently being designed by Jafar Tukan Architects.
