BAHRAIN
Dilmunia Island
Owner: Ithmaar Bank
Budget: $1.6 billion
Scope of work: The project calls for the design and construction of a Health Island located off Bahrain’s north coast. Built on reclaimed land off the Muharraq area, it will cover a total of 1.25 million sq m and include a diagnostic centre, alternative medicine centres, nutrition and diabetes centre, an aesthetic surgery centre, a sports medicine centre, a women and children’s centre as well as deluxe spas, boutique hotels and luxury residences. The island will be divided into clusters, each focusing on different aspects of healthcare. Among the main features will be a 358-bed “wellness hospital” catering to medical aesthetics, nutrition, diagnostics, alternative medicines and sports medicines. In addition, a 316-bed children’s and women’s hospital will cater to a range of maternal and paediatric care. Health Island will be a low-rise development and will also include 118 villas, mixed-use apartments, canal and retails facilities, 312 residential units, three five-star hotels and one four-star hotel, 1,050 owning units and residential units.
Update: Sources indicate that Boskalis Westminster Middle East has been awarded the reclamation works contract that are will take 15 months to complete.
Salam Beach Resort and Spa
Owner: Sama Dubai
Budget: $545 million
Scope of work: The project calls for the design and construction of a new beach resort in Manama covering an area of 500,000 sq m. The resort will include a five-star deluxe hotel, hotel villas and spa, traditional mart, marina and wellness centre. It will be built on a long stretch of sandy white beach with a network of canals spanning 5 km to run throughout the site to maximise waterfront scenery as well as to provide privacy and entertainment and leisure facilities. The resort will be located on the south-west side of Bahrain.
Update: Sources close to the project indicated that the construction should be complete in the first quarter of 2009.
Amwaj Islands – Al Fanar Resort
Owner: Ossis Property Developers
Budget: $500 million
Scope of work: The work involves the construction of four-star and five-star hotels with 200 and 250 rooms respectively, a marina, schools, a shopping mall and other related leisure facilities.
Update: Construction started in December 2007 and will be complete in January 2010.
Al Areen Desert Spa & Resort
Owner: Gulf Holding Company
Budget: $360 million
Scope of work: The project calls for the design and construction of a combination of commercial and residential facilities. It will include restaurants, cafés, high-end retail shops and public gardens. The development area of the project is 261,446 sq m.
Update: Infrastructure work is expected to be completed in the fourth quarter of 2010.
Marina West Resort
Owner: AA Janahi Holdings Company
Budget: $320 million
Scope of work: The project calls for the design and construction of 11 residential towers withh 18, 24 or 30 storeys each. The development will provide 1,280 luxury apartments in total as well as restaurants, a luxury hotel and a marina. The resort will cover an area of approximately 345,000 sq m and will be located on the west coast of the Kingdom, near the Saudi Arabia causeway.
Update: Construction started a month ago and will be complete after five years.
Bani Jamra Garden Development
Owner: Northern Municipality – Bahrain
Budget: $242 million
Scope of work: The project calls for the design, construction and development of Bani Jamra Garden.
Update: Sources indicated that the project has been awarded to one of the national establishments. Construction was expected to start last month and is scheduled for completion before end of 2008.
Tameer – Bahrain Investment Wharf in Hidd – Infrastructure
Owner: Al Khaleej Development Company (Tameer)
Budget: $210 million
Scope of work: The project calls for design and construction of an Industrial Wharf in Hidd. The infrastructure work will include electricity distribution, water distribution, sewerage network, road network and telecommunications on a 1.7 million sq m area along the coast.
Update: Sources indicated that Bahrain Motor Company has been awarded the infrastructure works of the project.
KUWAIT
Sabah Al Ahmad Township – Masterplan
Owner: Kuwait Public Authority For Housing Welfare
Budget: $27.5 billion
Scope of work: The project calls for the design and construction of a residential development covering an area of 40 sq km in Southern Kuwait and will comprise of a total of 11,000 residential units. It will include high-rise towers for staff housing, 150 different types of villas, 45 schools, 70 mosques, 15 hospitals and clinics, a football stadium and an extensive road and sewerage network. The development will house more than 110,000 people. The project will also include a shopping centre, cinema halls, internal and external entertainment centres, hotels, resorts, halls, governmental buildings, schools, universities, sporting and golf club, gardens, mosques, cooperative societies, banks branches, a technological village, car parks, fuel stations, trade and service area as well as warehouses and stores.
Update: Tenders for the project infrastructure were launched in January 30 with a value of $100 million. Twelve international companies are prequalifying for the project.
Silk City – Mubarak Tower
Owner: Tamdeen Real Estate – Ajial Real Estate
Budget: $1.5 billion
Scope of work: The project calls for the design and construction of 1,001 m-high skyscraper (called Mubarak Tower) which includes offices, apartments, a school, a medical centre and mosque. The tower will be built in three blocks linked together and is located at the centre of Madinat al Hareer (Silk City) city in Subiya in North Kuwait.
Update: Sources close to the project indicated that the project is waiting for the official acceptance from the government.
Eight Commercial Towers in Sharq
Owner: A joint venture of Saud Sahod Al Muteri, Al Shahed Real Estate and Madakhel Real Estate companies.
Budget: $734 million
Scope of work: The project calls for design and construction eight commercial towers of 60 storeys each. The project will be located in Sharq Area on 5,600 sq m of land. The most striking tower will be named Dancing Tower and will include offices, grand commercial market and a hotel, while the other seven towers will include offices and separated commercial shops.
Update: Sources indicated that the businessman Saud Sahod Al Muteri has signed a real estate deal with Al Shahed Real Estate company and Madakhel Real Estate company for launching the project. Saud will participate with 50 per cent, Al Shahed with 25 per cent and Madakhel with 25 per cent in the project.
Al Motaheda Tower
Owner: Al Abraj Holding Company
Budget: $256 million
Scope of work: The project calls for design and construction of a mixed-use tower and will be located beside Al Shaheed Tower in the middle of Financial Centre of Kuwait City. The project will be built on 4,800 sq m of land. Comprising of 60 storeys, the project will include a business centre, health club, residential and commercial levels, five mezzanine levels, commercial mall, cafes, and car parking with capacity of 1000 cars.
Update: Sources indicated that the main construction started in mid-February and will take three years to be completed.
Residential Tower in Al Mahbola
Owner: Commercial Real Estate Company
Budget: $238 million
Scope of work: The project calls for design and construction of a 30-storey residential tower in Al Mahbola Area over an area of 18,800 sq m.
Update: Sources indicated that Commercial Real Estate Company (CRC) is planning to build the residential tower in Al Mahbola.
Medical City in Al Mahbola
Owner: Commercial Real Estate Company
Budget: $220 million
Scope of work: The project calls for design and construction of a medical city in Al Mahbola Area over a 22,000 sq m area.
Update: Sources indicated that the project is under design, with construction is expected to start by the end of this year.
Saad Al-Abdullah Township – Block 8 – Phase 3
Owner: Kuwait Public Authority For Housing Welfare
Budget: $170 million
Scope of work: The project calls for the design and construction of 298 villas as well as public buildings such as mosques, schools, roads and sanitation systems in Saad Al Abdullah township on the outskirts of Kuwait City.
Update: Sources close to the project indicated that the tenders have been issued for the main contract.
Injazzat Complex in Al Shuwaikh Industrial Area
Owner: Injazzat Real Estate Development Company
Budget: $150 million
Scope of work: The project calls for design and construction of new complex in Al Shuwaikh Industrial Area on an area of 63,000 sq m to include commercial shops and offices.
Update: Sources indicated that the designing work is complete with construction expected to start by the second quarter of this year and completed by the beginning of 2010.
OMAN
Duqm Beach Hotel
Owner: Oman Tourism Development Company
Budget: $300 million
Scope of work: The project calls for the design and construction of a four-star, 200-room hotel and 25 chalets, conference and meeting rooms, a business centre and recreation facilities, as well as restaurants, cafes, shops and car parking area. The development will serve Duqm industrial port.
Update: Sources close to the project indicated that the tenders have been issued with the award expected imminently.
Seeb City Development – Southern Muabaila
Owner: Oman Ministry of Housing
Budget: $120 million
Scope of work: The project calls for the design and construction of 195 residential units in Southern Muabaila, Seeb City.
Update: Sources indicated that the project has been awarded. Construction is expected to start soon.
Seeb Corniche Road
Owner: Muscat Municipality
Budget: $75 million
Scope of work: The project calls for design, execution and rebuilding Seeb Corniche Road. The work includes a 12 km stretch of road and the building of six new bridges.
Update: Sources indicated that the joint venture of WJ Towell & Co and Simplex Concrete Piles (India) Limited has been awarded the contract to rebuild the Seeb Corniche Road. The project is expected
to be completed in December 2009.
Al Saada Sports Complex in Salalah
Owner: Oman Ministry of Sports Affairs
Budget: $20 million
Scope of work: The project calls for the design and construction of tennis courts, a hockey-football stadium, administration buildings, a sports hall, swimming pool as well as external works with covering area of 500,000 sq m in Salalah.
Update: Sources close to the project indicated that the construction will be complete in August this year.
QATAR
Qatar Railway Network
Owner: Qatar Ministry of Communications and Transport
Budget: $3 billion
Scope of work: The project calls for design and execution of railway network extending 85 km and connecting the sporting facilities in Qatar.
Update: Sources indicated that the construction is expected to start in 2009 and be complete in 2015.
Al Baraha City
Owner: Barwa Real Estate Company
Budget: $827 million
Scope of work: The project calls for design and construction of an integral city in the industrial area near 52 Street in Qatar. It will include residential areas for workers, recreational facilities and commercial areas covering a development area of 1,881,235 sq m with a built up area of 754,000 sq m and green areas of 250,000 sq m. The city will house 50,000 workers and will include mosques, restaurants, cinema halls, shopping centre, maintenance workshops, used cars exhibitions, auction area, cricket, football, basketball and volleyball grounds, bowling and billiard halls, public toilets, hotel, offices, administrative buildings, gardens, central laundry. The residential units for workers will be consisted of 64 buildings arranged in four complexes, each complex with 16 four-storey buildings. The development area of four complexes is 252,050 sq m and built up area 455,872 sq m land. An additional service square of 16,000 sq m will include 48 commercial shops and space for public meetings.
Update: Sources indicated that Barwa Real Estate Company launched the project in February and is the project manager. Three tenders will be issued this month.
The Pearl of the Gulf Development – Viva Bahriya – five towers
Owner: The Land Investment & Real Estate Development Company
Budget: $600 million
Scope of work: The project calls for design and construction of five residential towers at Viva Bahriya on the Pearl Qatar Island development.
Update: Sources close to the project indicated that Simplex Concrete Piles (India) has been awarded the piling contract of five towers. The main construction contract will be awarded after a month.
Barwa Residential City at Al-Dhahiya Southwest of Doha – Phase 2
Owner: Barwa Real Estate Company
Budget: $500 million
Scope of work: The project, located at Al-Dhahiya, situated southwest of Doha, calls for the design and construction of seven schools, a 200-bed hospital, restaurants, cafes, nurseries, banks, commercial complex and shops. The scope of work includes 2,144 residential units that can accommodate 10,000 tenants.
Update: Sources close to the project indicated that the tender for the main contract has been issued.
Education City Development – Qatar Science & Technology Park
Owner: Qatar Foundation for Education; Science and Community Development
Budget: $400 million
Scope of work: The project calls for the design and construction of a free zone area that will focus on technology-based companies. The facilities to be constructed include offices and laboratories.
Update: Sources close to the project indicated that the construction will be completed this month.
Dukhan Highway Upgrade – Phase 1
Owner: Qatar Public Works Authority (PWA) (Ashghal)
Budget: $250 million
Scope of work: Covering the western section from Al-Shahanaya to Zekreet, this project will encompass the construction of a 42 km four-lane dual carriageway as well as five grade-separated interchanges.
Update: Sources close to the project indicated that the construction is still on-going.
Al Wakra Road
Owner: Qatar Public Works Authority (PWA) (Ashghal)
Budget: $200 million
Scope of work: The project calls for design and execution of 10-km road connecting Al Wakra City and Al Doha City.
Update: Sources close to the project indicated that the project is under planning.
Dukhan Highway Upgrade – Phase 2 – Bani Hajer to Shahaniyah
Owner: Qatar Public Works Authority (PWA) (Ashghal)
Budget: $200 million
Scope of work: The project calls for the design and construction of 16 km long four-lane dual carriageway plus service roads extending from Bani Hajer to the east of Shahaniyah. It includes the construction of three grade-separated interchanges, animal fence, truck weigh station, infrastructure works and landscaping.
Update: Sources close to the project indicated that the project is still under bidding and the principal contractor has not appointed yet.
New Road connecting Salwa International Road to Mesaieed Industrial Area Intersection
Owner: Qatar Public Works Authority (PWA) (Ashghal)
Budget: $200 million
Scope of work: The project calls for design and execution of a new 25-km road connecting Salwa International Road to Mesaieed Industrial Area intersection. It will be include two lanes in each direction and three intersections with multilateral levels additional to infrastructure network works and beautification works.

Salwa International Highway – Phase 2

Budget: $200 million
Scope of work: The project calls for design and execution of Phase Two of Salwa International Highway. The project will extend 4 km with three lanes in each direction with service roads on the two sides of road and connect Al Asiri intersection to the first ring road. The scope of work also includes infrastructure and beautification works.

Al Khor Housing Project – Main Package
Owner: Qatar Petroleum (QP)
Budget: $190 million
Scope of work: The project calls for the design and construction of a huge residential project at Al Khor area which includes 2,000 small villas and infrastructure work.
Update: Sources close to the project indicated that the tender has been issued in January this year with a contract award expected this month. Construction is expected to start in May.
Al Baraha City – Infrastructure
Owner: Barwa Real Estate Company
Budget: $138 million
Scope of work: The project calls for design and execution of Al Baraha City infrastructure works including excavation and earth works and trucks parking area. The project is located in Industrial Area near to 52 Street with a development area of 1,881,235 sq m land.
Update: Sources indicated that infrastructure works, which have been ongoing over the past year, are expected to be completed in May.
Doha Expressway Project – Package 9
Owner: Qatar Public Works Authority (PWA) (Ashghal)
Budget: $100 million
Scope of work: The project calls for the design and construction of 11 km of new highway running from the existing Al-Muntazah round about on the E ring road to New Doha International airport and the proposed port.
Update: Sources close to the project indicated that the principal contractor has not been appointed yet.
SAUDI ARABIA
King Abdullah Economic City
Owner: Emaar Economic City Company
Budget: $ 116.43 billion
Scope of work: The project calls for building an integrated city with the development area of 168 million sq m along the Red Sea between Jeddah and Rabigh. It includes the following components:seaport of 14 million sq m area with a capacity to handle 300,000 pilgrims; an industrial district of 63 million sq m area with phase 1 comprising of 6.24 million sq m; A Financial Island of 3.8 million sq m area; a resort area of 3.5 million sq m; a 51 million sq m residential area that includes around 150,000 apartments and a Educational Zone that will include a multi-university campus accommodating 18,000 students.
Update: Sources indicate that Freyssinet Saudi Arabia Company is carrying out construction work on the first phase of Business Park.
KHC – Jeddah Project – Mile High Tower
Owner: Kingdom Holding Company (KHC)
Budget: $10 billion
Scope of work: The project calls for the design and construction of 1,600-m-high skyscraper (called Mile High Tower) that will form part of Jeddah Project. The development will cover an area of approximately 170,000 sq m and is located in the north of the city near the creek.
Update: Sources indicate that tender documents for the main contract will be issued before July 2008.
Shamieh Project – Masterplan
Owner: Shamieh Real Estate Development Company
Budget: $ 9.3 billion
Scope of work: The project calls for the design and construction of residential apartments, commercial centres, hotels, schools, mosques, hospitals and related facilities, car parks for 10,500 vehicles and transport corridors to carry pilgrims covering an area of 1.8 million sq m. The development is located north of the Haram mosque in Makkah.
Update: Sources indicate that the development is still under design.
Saudi Landbridge
Owner: Saudi Railways Organization (SRO)
Budget: $5 billion
Scope of work: The project is composed of two main lines – Riyadh-Jeddah and Dammam-Jubail. The new Riyadh-Jeddah single track line will be approximately 950 km long extending from a point about 30 km from Riyadh on the old line in order to avoid built-up areas, heading towards the Riyadh-Jeddah expressway and running, for a greater part, parallel to it until Al Muwayh al Jadid. From this point onwards it will pass north of Makkah and Taif. This line in conjunction with the existing Riyadh-Dammam line, will be primarily used for the transport of container traffic to and from the port of Jeddah to the Port of Dammam in the Arabian Gulf for further shipment to and from the UAE, Iran, Kuwait through a land-bridge and for inland destinations through a mini-bridge. The line will also be used to transport passengers between Jeddah and Riyadh. The new Dammam-Jubail single-track line will be approximately 115 km long linking the railway network to the city of Jubail and the Jubail Port. The line will carry up to 40 double stack container trains per day. All trains will be diesel powered.
Update: Sources indicated that an award will be announced in June.
Al Zahira City
Owner: Ezhaar Real Estate Development and Investment
Budget: $4 billion
Scope of work: The project calls for the design and construction of 2.9 million sq m mixed-use development located on Palestine Road in East Jeddah, The development includes 20,000 housing units and 150,000 sq m of surrounding gardens as well as infrastructure work and other related facilities.
Update: Design work is expected to be completed in mid 2008.
Taif University (King Abdullah Science and Technology University)
Owner: Taif University
Budget: $3.6 billion
Scope of work: The project calls for the construction of a new campus for Taif University over an area of 26 million sq m in north Taif. It will comprise eight facilities specialising in medicine, applied medical sciences, computer and information system studies, science, finance, management, pharmacology, engineering, social sciences and education with a capacity of 13,000 students of both genders. The campus will also include a 200-bed hospital.
Update: Sources indicate that Multiforms has signed a $68 million contract with Saudi Oger for the implementation of the external façade for the university. It involves six buildings with the installation of curtain walls and cladding materials.
Jeddah Gate – Masterplan
Owner: Emaar Middle East
Budget: $1.3 billion
Scope of work: The project calls for design and construction of a 5,000 sq m mixed-use development in the centre of New Jeddah Development. The project will have two parts. Part 1 will cover 413,000 sq m along King Abdullah Street while Part 2 will spread over 140,000 sq m along Abdullah Al Suleiman Street and close to the main train station linking Makkah and Madinah. The project will have 6,000 residential units, 230,000 sq m of commercial offices and 75,000 sq m of commercial outlets. The project will include three residential towers called Al Hilal Towers that will vary from 19 to 22 levels include two to four bedroom apartments and penthouses. Residential units will vary from 124 to 600 sq m. The development will also include two office towers.
Update: Sources indicate that infrastructure work has started.
Al Khobar Lakes Development
Owner: Emaar Middle East
Budget: $1.2 billion
Scope of work: The project calls for the design and construction of 2,300 villas surrounded by an artificial lake, municipal buildings as well as schools and retail outlets over an area of more than 1 million sq m at the crossing between the three main roads of Al Khobar namely Abipaq, Abu Hadriya Dammam and Abipaq Dammam Al Khobar.
Update: Sources close to the project indicated that all bids were over-budgeted. It is understood that the scope of work and costs will be re-evaluated and then will be re-tendered.
Shams Alriyadh Project – Masterplan
Owner: Dar Al-Arkan Real Estate Development Company
Budget: $1.108 billion
Scope of work: This project involves the construction of a new residential district in the north of Riyadh consisting of 8,000 residential units and including five villages with a development area of 5,000,000 sq m.
Update: Sources indicate that earthwork has started on the development.
Hotels Development in Jabal Al Kaaba in Makkah – Masterplan
Owner: Abdul Latif Jameel Real Estate Investment Company
Budget: $710 million
Scope of work: The project, to be carried out in seven phases, calls for the design and construction of nine hotels, each 26 storeys high, situated to the northeast of the Holy Mosque in Makkah. The nine hotels will in total have 10,000 rooms, restaurants, retail facilities and car parking facilities. The total and area of the project is about 5.79 hectares.
Update: Sources indicate that the rock-cutting work is complete.
Ras Al Zour Port – Marine Works
Owner: Saudi Arabian Mining Company (Maaden)
Budget: $700 million
Scope of work: The project calls for the design and construction of a new port to serve the Ras Al Zour industrial zone in the Eastern Province. The scope of work includes the dredging of a channel with a depth of 15 m and port basin. The berthing facilities will be able to take containers of up to 70,000 Dead Weight Tons (DWT) and are built to import bauxite, process chemicals and other equipment required for the company’s proposed aluminium smelter and export alumina, aluminium and other mineral products emanating from Maaden Projects. The project will be able to include three berths to handle general, dry bulk and liquid cargo.
Update: Sources indicate that China Harbour Engineering Company is carrying out dredging work.
Durrat Al Riyadh – Masterplan
Owner: Durrat Arriyadh Real Estate Development Company
Budget: $629 million
Scope of work: The project calls for design and construction of a 10 million sq m real estate development located opposite to the Riyadh-Qassim highway. The three-phased development comprises 800 housing units, a five-star hotel, fitness centres, tennis courts, mall, mosques, schools and spa centres. The development also includes the construction of roads and setting up of water and electricity, sewage and drainage facilities, lagoons, landscaping works for 70 per cent of the real estate.
Update: Sources indicate that Projects and Trading Company (Abdullah Al-Angari and Company) has been awarded the main contract for infrastructure work.
Fares – 120 Villas in Riyadh – Phase 1
Owner: Fares Al Saudia
Budget: $600 million
Scope of work: The project calls for design and construction of 120 villas located in Alyasmeen area in the north of Al Riyadh city.
Update: It is understood that Phase 1 (26 villas) will be handed-over to the client by June.
Shams Alriyadh Project – Residential Units – Phase 1
Owner: Dar Al Arkan Real Estate Development Company
Budget: $ 600 million
Scope of work: The project will involve the construction of 3,200 residential units that will form a part of Shams Alriyadh Project.
Update: Sources indicate that the development is still under design.
Andalusia Project
Owner: Kinan International Real Estate Development Company (Modern Marafiq)
Budget: $560 million
Scope of work: The project calls for the design and construction of two mixed-use towers at the intersection of King Abdullah and Al Andalus streets in Jeddah. The project will comprise 124,000 sq m of office space, 74,000 sq ft of residential apartments, a 35,000 sq ft five-star hotel, 34,000 sq ft shopping mall and a rooftop garden of 16,000 sq m and a car parking facility for nearly 4,000 vehicles.
Update: According to the sources close to the project, consultant is still working on the design. Tender document will be issued in August 2008.
Benaa City
Owner: Benaa Al Kawaed Real Estate Development Company
Budget: $533 million
Scope of work: The project calls for the design and construction of a five-storey shopping mall with 2,000 retail outlets, exhibition centre, a covered 900 m long concourse, an office tower, a car park for 12,000 vehicles, and a 22-storey five-star hotel with covering a total area of 380,000 sq m and a built-up area of 700,000 sq m.
Update: The client is believed to be finalising the designs.
Information Technology City – Masterplan
Owner: Public Pension Agency (PPC)
Budget: $500 million
Scope of work: The project calls for the design and construction of an Information Technology City at the Nakheil area in Riyadh that will cover an area of 800,400 sq m. The scope of work also includes a complex for IT companies, residential buildings, conference rooms, a five-star hotel, entertainment centre and infrastructure works.
Update: Sources indicate that Public Pension Agency (PPC) has awarded the design work for 21 buildings to a local company. Infrastructure work will take 18 months to complete.
King Abdullah University of Science & Technology in Thuwal
Owner: Saudi Aramco
Budget: $500 million
Scope of work: The project calls for design and construction of King Abdullah University of Science & Technology in Thuwal near Rabigh about 60 km north of Jeddah along the Red Sea coast between the King Abdullah Economic City to the north and Thuwal village to the south.
Update: Sources indicate that A K Al Muhaidib & Sons Group of Companies is carrying out construction work.
Lamar Towers
Owner: Cayan – Zahran
Budget: $500 million
Scope of work: The project calls for the design and construction of two high-rise residential towers – the taller being 310 m – in the northern of Jeddah corniche. The two towers consist of 58 and 65 storeys. The development will also include a three-storey shopping mall, health club, play areas, swimming pools, gyms and other related facilities.
Update: Sources indicate that the bids have been submitted for the main contract by Saudi Lebanese Tarouq Contracting Company, Saudi Binladin Group, Sungwon Corporation, El Seif Engineering Contracting Est and Consolidated Contractors International.
United Arab Emirates
Dubai Pearl Development
Owner: Al Fahim Group
Budget: $35 billion
Scope of work: The project will involve the development of a mixed community located within Dubai Media City. It will include the construction of six five-star hotels, a mall, office space, convention centre and residential units over an area of approximately 15 million sq ft. The scope of work also includes car-parking facility with capacity of 14,500 units. Residential areas will include sky palaces with private pools and gardens and sky penthouses. Leisure facilities include theatre, luxury fashion precinct, cinemas and food courts.
Update: Demolition works started, bids for the main contract were submitted by early March. The project will be completed by December 2010.
Port Rashid Redevelopment
Owner: Nakheel
Budget: $12 billion
Scope of work: The project calls for the design and construction of a mixed-use waterfront development that will include the expansion of the existing Port Rashid land area through land reclamation to be approximately 73 million sq feet. The development will also include residential and commercial towers, a yacht harbour, sports and entertainment facilities and maritime museum.
Update: Sources indicated that Nakheel is planning for the redevelopment of Port Rashid.
Dubailand – Arjan Project – Masterplan
Owner: Mizin
Budget: $5.45 billion
Scope of work: The project involves the construction of a mixed-use development to accommodate over 67,000 residents and will comprise medium-rise commercial, residential, retail and hospitality developments. It will include 100 residential complexes and six iconic office towers. Cover an area of approximately 11 million sq ft, it will be located between the Emirates Road to its south Umm Suqeim Road to the east at the Dubailand interchange.
Update: Sources close to the project indicated that Khatib & Alami is reviewing updated designs.
Dubailand – Attractions & Experience World – Legends Development – Residential Legends – Buildings Package
Owner: Tanmiyat Group
Budget: $3.8 billion
Scope of work: The package will involve the construction of five office buildings (Trade Legends), 400 independent and semi-detached residential villas (Living Legends) divided into 50 offering five-bedroom villas, 150 luxury villas five-bedroom and 200 offering four-bedroom villas, five hotels (Legends Leisure Complex) and 12 residential buildings, each consisting of eight to 20 storeys offering studio, two to three bedrooms, penthouses and golf course as well as community facilities. The development will cover an area of 2,296 million sq m.
Update: CSI Construction and Engineering is believed to have started construction work on the project.
Ajman Marina – Masterplan
Owner: Tanmiyat Group
Budget: $3 billion
Scope of work: The project calls for design and construction of high and low-rise residential and commercial towers, district cooling plant, educational areas, roads and infrastructure, a grand mall and other retail areas, luxury hotel and furnished apartments, boulevard, food and beverage venues and retail areas surrounding the Marina area, park and a children playground, yacht club, a marina platform that includes docking spaces and boat servicing facilities.
Update: It is understood that tender documents for the consultancy contract have been issued for the project which will be handled in several packages.
Al Mashtal – Abu Dhabi – Masterplan
Owner: Sorouh Real Estate Company
Budget: $1.5 billion
Scope of work: The project calls for the design and construction of a 736,000 sq m mixed-use development located near the business district in Abu Dhabi. The project will comprise offices, residential, entertainment, retail areas, hotel, serviced apartments and 224,000 sq m of parking space.
Update: Sources indicated that Sorouh Real Estate has appointed Mouchel Parkman as infrastructure consultant for Al Mashtal in Abu Dhabi. Design work was completed by February. Tenders for the main contract will be issued shortly.
La Ville Contemporaire Development – Business Bay – Burj Al Alam (The World Tower)
Owner: Fortune Investment
Budget: $1.066 billion
Scope of work: The project will involve the construction of a 108 storey building – about 501 m in height – which will form a part of the Business Bay development within the La Ville Contemporaire scheme. The building will dedicate 74 storey to office facilities, 27 storey to hotel and residential apartment facilities with the rest providing retail space. The building will resemble a dazzling crystal flower and will overlook the Business Bay creek to the south and the Burj Dubai main tower to the north. It will also feature a six storey crown-shaped sky garden, Turkish bath, health club and over 4,300 car parking spaces and helipad. The development will cover an area of approximately 290,000 sq ft.
Update: Sources indicate that Parsons Brinckerhoff is the project manager for Burj Al Alam and the contract for the main contractor will be awarded shortly.
Capital Centre – Abu Dhabi – Luxury Hotel
Owner: National Corporation for Tourism and Hotels (NCTH)
Budget: $1 billion
Scope of work: The project calls for the design and construction of a five-star a luxury hotel situated on the prime Al Khaleej, Al Arabi coastal area with over 724 rooms, suites and apartments. It will be situated on a 10,360 sq m plot area at the Capital Centre project in Abu Dhabi. The hotel will provide 15 separate meeting, conference rooms and nine restaurants. The development will include a 1,200 sq m retail area and parking space for 700 cars.
Update: Sources indicate that piling and earthwork has started and will take three months to complete. The construction work scheduled to start by June and expected to be completed by 2010.
Dubai World Trade Centre (DWTC) Redevelopment Scheme – Phase 1 – Masterplan
Owner: Dubai World Trade Centre
Budget: $1 billion
Scope of work: The project will involve the redevelopment of the existing Dubai World Trade Centre (DWTC) site and construction of approximately 242,000 sq m office area, a five-star hotel and apartments covering 150,000 sq m, a 35,000 sq m area for a four-star hotel, a 22,000 sq m area for a three-star hotel, a 450,000 sq m basement, 20,000 sq m of retail space, and landscaping. The project will be situated close to the Emirates Towers on Sheikh Zayed Road.
Update: Sources indicate that the bids for the main construction package were submitted last month and although the project is divided into six separate packages, it will be awarded as one main package.
The Palm Jebel Ali Development – Worlds of Discovery
Owner: Nakheel
Budget: $1 billion
Scope of work: The project calls for the design and construction of four theme parks called Sea World, Aquatica, Busch Gardens and Discovery Cove that will form a part of the Palm Jebel Ali development in Dubai. It will also include shopping districts, resort hotels and restaurants.
Update: Sources indicated that Nakheel signed agreement with Busch Entertainment Corporation (BEC) to develop and manage The Worlds of Discovery on The Palm Jebel Ali.
Sixth Crossing Bridge
Owner: Dubai Roads & Transport Authority (RTA)
Budget: $820 million
Scope of work: The six-phased project calls for the design and construction of 1,600 m long and 64-m-wide bridge with an arch 205 m high and 667 m long. The first phase includes work on the bridge at Dubai Creek and the second phase will be intersections at Deira to serve the Lagoon and Dubai Festival City. The third phase includes the intersections at Deira extending from Nad Al Hamar up to Al Aweer Road while the fourth will be the intersections in Bur Dubai that will link the bridge with Business Bay Crossing. Phase five includes construction of intersections in Bur Dubai linking the Sixth Crossing with Sheikh Rashid Road and the Al Garhoud Bridge. Phase six includes the construction work of intersections in Bur Dubai connecting Ras Al Khor with Oud Metha Road and the parallel roads.
Update: Sources indicate that RTA has extended the date of bid submission to April 7, 2008.
Dubai International City Development – Dubai Design Centre
Owner: Nakheel
Budget: $700 million
Scope of work: The project will involve the construction of buildings hosting permanent or temporary exhibitions by international companies. It will also include the construction of two hotels with 300-400 rooms each. The development will be located on the border of three sides of the International City facing Hatta Road, Emirates Road and Academic Road. The development will be 4.2 km in length and 150 m wide and will provide approximately 5,000,000 sq feet of net usable retail and office space. The project will also offer some residential components.
Update: According to sources close to the project, it is expected that the main contractor will be awarded in May 2008.
Dubailand – Sports & Outdoor World – Dubai Lifestyle City – Masterplan
Owner: ETA Star Property Developers
Budget: $650 million
Scope of work: The project will involve the construction of a seven-star hotel that will include a sports centre and health club covering approximately 20,000 sq ft. The development will also include the IMG Sports Academy which will house the Nick Bollettieri Tennis Academy and the David Leadbetter Golf Academies. The project will form part of the Dubailand scheme and will cover an area of approximately 4 million sq ft.
Update: It is understood that Bin Ladin Contracting has been awarded the infrastructure contract for Dubai Lifestyle City within Dubailand scheme and it is expected that the construction for Dubai Lifestyle City will be completed by September 2009.
Coconut Island Resort – Abu Dhabi
Owner: Joint venture of National Corporation for Tourism and Hotels and Aldar Properties
Budget: $600 million
Scope of work: The project calls for the design and construction of a premium gated resort and residential development on the islands, located off the tip of Intercontinental Hotel on the western coast of Abu Dhabi. The smaller of two islands, known as Coconut Island, is covered with coconut trees and has a natural sand bar surrounded by clear turquoise waters providing an idyllic setting for the resort. This development will link the two islands to increase the waterfront and allow for the formation of a lagoon, the central feature of development. The architectural design will combine Middle Eastern and Eastern-influenced minimalism. The five-star luxury resort will comprise 128 guestrooms, two royal suites, 10 private villas and 20 club suites designed over multiple levels with landscaped terraces. The resort will feature a health and fitness club, a spa, four first-class restaurants and its own private marina for VIP guests and hotel excursions.
Update: Sources indicate that land reclamation and dredging work on Coconut Island Resort has been completed.
Culture Village Project (formerly Arabian Bays) – Sungwon Project
Owner: Sungwon Corporation
Budget: $550 million
Scope of work: The project will involve the construction of 195 residential building each consisting of 24 storeys including, a basement, seven commercial and retail units, sky view fitness area and garden and a swimming pool in the podium. It will form a part of the Culture Village development scheme in Dubai.
Update: According to sources close to project the official ground-breaking ceremony for the Sungwon Project was scheduled to take place last month.
