THE first phase of the Dh260 million ($70 million) twin development Sandoval Gardens at Jumeirah Village is at an advanced stage of development with construction work nearly complete.
Developed by Bavaria Gulf, Sandoval Gardens – a boutique cluster of townhouses and apartments built to German perfection – is said to be the first residential project in Dubai to achieve quality certification from TUeV of Germany.
Sandoval Townhouses is the first phase of the project and includes 36 meticulously planned townhouses with a built-up area of over 89,000 sq ft.
“The structure of the development has been completed with most of the interior and MEP (mechanical, electrical and plumbing) works over. A furnished show townhouse is now complete. Currently, work on boundary walls is progressing along with the interior finishing, which includes tiling of the bathroom walls with tiling of the floor also been completed,” says Raymond Lefevre, director, Bavaria Gulf. “The townhouses will soon be ready to move in.”
The construction work on the overall Sandoval Gardens project, which is being developed in phases, is progressing at a rapid pace.
“To date, the completion of the Sandoval Townhouses is standing at 87 per cent, while for the low-rise Sandoval Apartments – which have two basements, ground plus four storeys – we have completed the basements, ground and the first floor structure,” he says.
The project will be delivered in phases with the first phase of 26 townhouses being handed over in May this year.
The second phase will include the delivery of Sandoval Lane, a cluster of 10 townhouses, and in December the company is looking at handing over the Sandoval Apartments, comprising 165 apartments spread over seven buildings.
According to Lefevre, each townhouse of the first TUeV-certified residential project in Dubai has been scrutinised by the independent quality evaluators to ensure that the stringent norms, as promised to clients at the time of the launch, are adhered to.
“TUeV is an independent quality management entity whose signature can be found on some of the world’s highest quality products and services,” said Lefevre.
“A TUeV team has been monitoring the development right from the start including the review of the design from the foundation to the basement structure, waterproofing, shell construction, concrete and masonry works, plumbing, air-conditioning, insulation works, electrical works and fire protection. Engineers from TUeV will keep reviewing the development until the handover as part of its assessment schedules.”
