Phase One of Mamsha Al Saadiyat in the Cultural District of Saadiyat island has been sold out off plan, according to Tourism Development and Investment Company (TDIC), the master developer of major tourism, cultural and residential destinations in Abu Dhabi, UAE.

Mamsha Al Saadiyat is a 1.4-km beachfront mixed-use development that will offer residents a luxurious beach-inspired lifestyle as well as easy access to diverse retail, dining and entertainment features.

The residential development, whose name means ‘Saadiyat Walk’, is one-of-a-kind offering future members of its community easy access to the world-class museums – Louvre Abu Dhabi, Zayed National Museum and Guggenheim Abu Dhabi. In addition, residents can take advantage of their close proximity to The District, a premier retail destination.

Comprising five clusters, each approximately 250 m long, the development will feature nine low-rise residential buildings with a total of 461 units including apartments and townhouses. The units range from one to four-bedroom apartments with a gross floor area from 106 to 454 sq m to and penthouses starting from 1,200 sq m.

Moreover, all buildings will feature ground-level retail offerings and pool terraces. The project, which will be developed in phases, will also encompass a serviced-apartment building and a retail village offering approximately 5,000 sq m of leasable area, for both retail and dining outlets.

The development will feature modern, crisp, clean architectural designs, whose inspirations were drawn from the azure waters of Saadiyat as well as the current vibrant residential communities located in the Beach District. The material palette is simple white render and glass handrails, along with floor-to-ceiling windows that offer views of the open sea or the Cultural District. Internally, each unit will feature a light colour palette throughout, such as through the use of brushed metal finishes and modern-inspired furniture.
