With luxury villas on Dubai’s Palm Jumeirah and apartments at the world’s tallest tower in its portfolio, CK Architecture Interiors is looking at expanding its range of services to provide comprehensive integrated design-and-build solutions for its highly discerning clientele.

CK Architecture Interiors – a vertically integrated design-and-build boutique specialist – has been taking luxury to new heights and its current portfolio of projects in Dubai amply exemplifies this. The Dubai-based firm is working on the fit-out of six ultra-luxury villas on Palm Jumeirah featuring five to nine bedrooms and the revamp of a super-luxury residential 2.5-bedroom apartment in the world’s tallest tower – the Burj Khalifa.
“For the last 10 years, CK Architecture Interiors’ focus has been on fit-out but recently this has shifted to include the entire structure of the building. We are a one-stop solution company for any kind of architecture and interior requirements. We start from the design and take it all the way until the final piece of furniture is placed,” Cem Kapancioglu, Founder and CEO of CK Architecture Interiors, tells Gulf Construction.
Among the projects it is working on is Villa 19, located in one of the posh residential areas of Palm Jumeirah, which he describes as an example of perfection and remarkable modern timeless architectural design.
The project is currently being constructed and excavation is in progress.
Designed by one of the most renowned and award-winning architects EAA, the villa epitomises modern-day architecture whose beauty has been enhanced with inputs from various well-known teams including EAA (architects), HBA (interior design), BEMS (landscape), SLD (lighting design), CK Architecture Interiors (project management and execution).
The design processes are being carried out by CK Architecture Interiors under the guidance of EAA which has a solid track record and experience in delivering high-end luxurious interior designs, Kapancioglu says.
As a design-and-build company, CK Architecture Interiors is involved throughout the project, right from planning, design inputs, execution and handover. This comprises project management, interior design, project planning, civil, architectural, mechanical, electrical and plumbing (MEP), landscape, pool and interior fit-out works and quality control.
“Design is a real differentiator for today’s home buyers. It is an integral part of property development and owners are prepared to dig deep in order to see design having a tangible effect on their lifestyle. As such, our clients require the most luxurious, unique and high-end design, products and finishes with all the amenities without compromising on design and quality,” Kapancioglu says.
The Villa 19 project is inspired by modern contemporary minimalistic timeless design.
“It blends modern contemporary aesthetics with superior build quality and every modern luxury and comfort you could wish for with the highest quality materials and attention to detail. It has impressively high ceilings, and very large windows that can fold open and connect the interiors with the exteriors in perfect harmony with the beautiful surroundings and the vast beach,” he says.
The villa features two extra-large bedrooms and three normal-size guest bedrooms all with bathrooms ensuite and three bedrooms with sea views. Its amazing living-dining room, with an 11-m-high ceiling entrance, is ideal to entertain guests and enjoy views to the sea, while providing access to the huge pool terrace and the 21-m-long infinity pool, which is heated in winter. The infinity swimming pool has advanced features including hot and cold temperature control, jacuzzi, air lounge, underwater speakers, and is fitted with premium products from Gaggenau, Miele, Antoniolupi, Villeroy & Boch sanitary ware fittings and fixtures and Boss speakers.
The three different terraces, manicured gardens and the views to the beach are highlights of the property and its location. Furthermore, the villa has solar panels, huge solar ultraviolet (UV)-controlled windows, Travertine stone floors, a showroom-type basement garage for six cars, and an elevator.
Among the striking features of the interiors is the lighting, which aims to amplify the design elements of the villa but without showing the light source.
“Lighting is most important during the night and our design nicely blends while showcasing the whole space, that is, the garden and the ground floor without showing the exterior glass. Another highlight is the colour of the light, which changes depending on the time of day – for example, white light during the day and dim yellow/orange during the evening and night,” Kapancioglu remarks.
Villa 19 is one of the six ultra-luxury villas that CK Architecture Interiors is involved with at Palm Jumeirah. They comprise a total construction area of over 20,800 sq m and a plot area of over 9,300 sq m. Some of the unique elements of the villas project include a bowling alley, state-of-the-art lighting design and car-parking area and furniture from some of the world’s top brands.
For these projects, the company selected new ceramic tiles which have a thickness of just 6 mm. It is also using interesting leather wallpapers, back-lit marbles from Brazil, leather fabrics as wall-cladding, walnut wood finishes, new-age finish glass material with interesting shading textures and metal-textures with antique brush finishes.
All the villas are due to be handed over by 2022.
Burj Khalifa apartments
Meanwhile, CK Architecture Interiors was recently tasked with redesigning the interiors for four apartments in Burj Khalifa – three of which have been delivered and the fourth is under way. The scope of work includes a complete redesign of the apartment with luxury furniture, kitchen, curtains and bathroom fixtures and fittings from premium European brands.
The scope also includes the complete redesign of the MEP package, installing state-of-the-art home automation systems in addition to changing all the finishes as per the latest trends and technology.
Any basic interior redesign project involves the interior designers to make interior spaces functional, safe and beautiful by determining space requirements and selecting decorative items, such as colours, lighting and materials, Kapancioglu says.
However, for a super-luxury project, the job is more challenging as the designer needs to understand the client’s vision and then translate that into a one-of-a-kind look where every element fits in perfectly together to create a beautiful and tasteful end product, he points out.
Designers have to understand the limitations and the stringent rules and regulations, from elevators size, safety protocols to follow – especially during the ongoing Covid-19 outbreak – to other requirements of the developer/operator including special permissions and logistics, which are all key factors to consider.
“Due to the privacy and nature of the apartment’s owners in Burj Khalifa, logistics was a major factor while working on the tower. Fit-out projects need time and the minimum you would need is eight months. Also, due to the strict policies and procedures in place, designers need to factor in the approval process which takes time,” he adds.
design-and-build
Among other developments, CK Architecture Interiors has recently launched a new service to fill a gap in the market.
Called CK Box, the service offers custom-made built-in furniture, which could be anything bespoke based on clients’ requirements. This includes sourcing special high-end materials to build a wardrobe, safe box, kitchen, cigar cabinet, wine cellar, watch cabinet and library, etc, he elaborates.
