Ora Developers is currently spearheading the development of three mega projects in Egypt, with its latest launch Silversands set to break ground shortly.

Ora Developers – which has established landmark projects in unique locations around the world including in Grenada, Egypt, Pakistan, and Cyprus – is set to launch construction works shortly on Silversands, its newest luxury lifestyle destination on Egypt’s sunny North Coast.
Location within the futuristic zone of the North Coast, the striking project stretches along a 1-km beachfront and will offer a new and innovative concept that covers the needs of all its residents, Haitham Mohamed, CEO of Ora Developers Egypt, tells Gulf Construction.
Launched on the market last year, Silversands was conceptualised to offer the features of a five-star hotel coupled with permanent residences.
“Silversands North Coast, the Egyptian rendition of Grenada’s Silversands, is the first destination inspired by the Caribbean luxury lifestyle, which is known for its versatile hospitality options and phenomenal nightlife. The project aims to create a central village island with the flavour of old European downtowns including a buzzing nightlife, a health spa, a boutique hotel, a beachhouse, and commercial destinations/hub for the North Coast,” he states.
According to Mohamed, rough grading works for the whole site are currently under way with work on the project expected to start next month, for completion in Q1 of 2027. The consultant on the project is WATG and the main contractor for the EGP45 billion ($2.85 billion) project is expected to be appointed in April.
The project follows two other key developments unveiled earlier by Ora Developers in the Egyptian market, namely ZED El Sheikh Zayed, launched in 2019, as the first mixed-use development project set in the heart of Sheikh Zayed, offering the buzz of an urban community coupled with affordable luxury; and ZED East, launched in 2020, which is located between New Cairo and the New Administrative Capital and will serve as the go-to destination based on a self-sustainable community, hosting all sorts of activities, he says. The 400-feddans (1.68 million sq m) mixed-use development incorporates apartments, townhouses, standalone villas, and twin villas, with units ranging in size from 60 sq m to 500 sq m. In addition to mixed-use facilities, it will also incorporate the ZED Sports Complex spanning over 50 acres and hosting a variety of sports activities and academies.
Ora Developers is currently focusing on delivering Phase One of ZED East by 2024, and simultaneously aiming to finalise Silversands Phase One over the same period.
With GCC investors accounting for a significant number of its clients, Ora Developers is keenly eyeing the market in the region. “We have devised an all-new international sales task force to promote our expansion in the Gulf and Levant regions and invite prospective buyers to invest in our Egypt properties. In fact, 20 per cent of Ora Egypt’s total sales originate from the Gulf. Ora commenced its sales activity through a roadshow and customer engagement programme across the UAE, Saudi Arabia, Kuwait, Jordan and Qatar,” he says.

Silversands
Its Silversands development will offer a built-up area of around 700,000 sq m – including a retail built-up area of 10,000 sq m – and host 3,000 residential units comprising villas, semi-detached houses, and chalets, most of which will offer a sea view while others will have a panoramic view of the lagoon.
In line with Ora Developers’ ethos, Silversands is aimed to serve as the yearlong go-to beach destination for all types of vacationers. It will offer a host of community and lifestyle facilities including play areas, a lagoon, parks, retail and food and beverage outlets, a medical facility, boutique hotel, beach clubhouse, community centres, a sports club with numerous sports facilities and playgrounds.
“It will include a spectacular hotel and a medical facility to provide all services desired by sports teams wishing to set up camp within Silversands. Ora envisions a self-sustainable community that accommodates all basics of life while providing a relaxing environment for all our vacationers,” Mohamed says.
Capitalising on its area of 550 feddans (2.3 million sq m) and the 1-km beachfront, the project’s masterplan is split into two focal categories. The first is the beachfront single-family homes that are located on six elevated platforms with U-shaped courts to ensure a sea view. This portion of the project is split into two phases with a central pedestrian spine connecting the whole project and leading to the beachfront, where the boutique hotel and clubhouse are located.
The second focal point is the downtown island that is surrounded by a lagoon with different product types on both its sides. “The island will provide a new concept of the old cities of Europe and will include retail outlets beneath some of the multiple-family homes spread over various alleyways leading to a central piazza. In a nutshell, the architectural concept is inspired by Mediterranean themes to fit in with the location and nature of the project,” he says.
