The avenue District proposes to bring something different every day to Motor City in Dubai, UAE, when it opens in a few years’ time.
The latest development in the Union Properties’ expanding premium communities portfolio, the project is being developed as part of Motor City’s Phase Two expansion and will be a lively, multi-use urban lifestyle community.
Canada’s Stantec Consulting has been selected as the lead architectural and design firm for the project.
Worth Dh2.5 billion ($680 million), the 2-million-sq-ft project will include a variety of elegantly designed apartments and the One Avenue Mall – a 1.3-million-sq ft-retail-centre – that will serve as an exciting entertainment venue for residents and visitors in Motor City and the surrounding catchment areas, writes ABDULAZIZ KHATTAK of Gulf Construction.

Strategically placed in the centre of Avenue District, One Avenue Mall will provide visitors with an active shopping experience that is unlike any other. With its wealth of dining, retail, and state-of-the-art entertainment facilities, the retail destination will reinforce and redefine the area’s retail offerings. The venue will also regularly provide a mixed calendar of child-friendly activities, making it an ideal destination for families with young children.
The exclusive development will also be home to an ultra-modern 100,000-sq-ft BMW and Mini showroom. Visitors will get a full view of the workshop area through uniquely designed glass panels. This first automotive dealer to open in Motor City will use innovative, eco-friendly recycling methods for water, oil and batteries for its daily operations.
Meanwhile, the first residential development at Avenue District will contain 322 stylishly designed studios- to three-bedroom units in a low-rise tower that will comprise nine floors, plus a ground and basement floors. Offering 280,000 sq ft gross floor area (GFA), the project is scheduled for handover in Q1 2021. It will have over 350 parking spaces.
Designed with simplicity in mind, the development will offer residents access to a plethora of exceptional amenities, including a modern, fully-equipped gym that overlooks the swimming pool, and a 11,740-sq-ft retail outlet on the ground floor of the building, featuring a vast variety of food and beverage (F&B), shopping and entertainment facilities.
Both the One Avenue Mall and the first residential component will be managed by Edacom, an affiliate of Union Properties, to ensure that tenant needs are properly taken care of and that all facilities are well looked after.
The other residential tower in Avenue District – 313 Avenue – will be spread across approximately 398,000 sq ft of GFA, and will house more than 380 units, ranging from studios to three bedrooms.
The low-rise building will be designed as a premium contemporary living space that will aim to provide ease of access to the best in leisure, F&B, entertainment and sports amenities in the community, and will include large, open green spaces, swimming pools, a gym, and courts for playing squash and basketball.
There are also plans to include a 52,000-sq-ft shopping centre on the 313 Avenue’s ground floor.
