Arada launches new community at Aljada

Arada, the UAE’s newest developer, has announced the launch  of The Boulevard, a new residential community that forms part of Aljada, Sharjah’s largest mixed-use community.

Located at the edge of the ultra-contemporary East Village district of the city, The Boulevard comprises three apartment blocks, all built within a wealth of amenities and surrounded by lush green landscaping.

The nine-storey blocks are located next to Aljada’s main avenue, an elegant tree-lined street complete with shops, restaurants and cafes. Characterised by distinctive architecture and thoughtful design, these New York-style apartments boast floor-to-ceiling windows offering spectacular panoramic views, alongside hand-selected fixtures and stylish materials offered as standard.

Each home also features state-of-the-art Arada Smart Home technology, providing residents with comfort, ease and efficiency. 

Featuring around 600 units in total, The Boulevard buildings host a range of one-, two- and three-bedroom apartments in a wide range of sizes and floorplans, which are targeted at singles, young couples and families. The complex also includes a health club and a shared swimming pool, as well as a number of cafes and retail outlets at the ground-floor level.

Construction on The Boulevard will begin next year, and the first homes in the complex will be handed over by the end of 2022.

Chairman Sheikh Sultan bin Ahmed Al Qasimi says East Village district is now 85 per cent sold out.

“The Boulevard represents one of the last opportunities to buy homes in this modern and progressive district. Located close to the Central Hub, a new entertainment and leisure district for the UAE, as well as Aljada’s upcoming business park, we are confident that The Boulevard’s impressive design and amenities will be appreciated by its future residents,” he notes.

Construction on Aljada is well under way, with the first homes scheduled to be handed over in the first quarter of 2020.

Al Qasimi says the first phase of the Central Hub – the UAE’s newest leisure and entertainment destination, which has been designed by Zaha Hadid Architects – will be opened before the end of this year.

Aljada is ideally situated on the last major plot of undeveloped land spread over a sprawling 24-million-sq-ft area in the heart of the city.

A master-planned destination with a sales value of Dh24 billion ($6.5 billion), Aljada – which was unveiled in 2017 by HH Sheikh Dr Sultan bin Muhammad Al Qasimi, Supreme Council Member and Ruler of Sharjah – is set to transform the future of the emirate.

Meanwhile, Arada has reported exceptional year-to-date sales, despite a quieter period for the property market in the UAE.  It says that in the year until August, the value of its sales had grown by 30 per cent over 2018, with 1,801 units sold, up 86 per cent. In total, Arada has now sold 4,200 units across both its Sharjah-based communities.

On its first project, Nasma Residences, Arada says the construction work began last year, and it is currently in the process of handing over homes in Phase Two of the project.  The first set of the 184 villas and townhouses in this phase was completed last month, with the developer now in the process of handing over units to their new owners.

Launched in March 2017, the project features 968 townhouses and villas in total, to be delivered over five phases.

Arada says it is on track to hand over homes in Phase Three by the end of the first quarter of 2020, and units in the final two phases by the end of the second quarter of 2020.

Al Qasimi says: “We’ve been stepping up the pace of handovers since we started delivering homes in Phase One of Nasma Residences in May. There are now only a limited number of units left for sale at this incredible new community, and we expect to be fully sold out by the end of this year.”

Spread over a 5-million-sq-ft area in Al Tay suburb, the heart of New Sharjah, Nasma Residences hosts a wealth of amenities, including a Gems international school and a 13-acre landscaped park.

Nasma Residences became Sharjah’s fastest-selling community when its first phase sold out in less than a month. It was also named Best Community for 2018 by the Sharjah Real Estate Registration Department, the government regulator of the Emirate’s property sector, earlier this year, states Al Qasimi.

Nasma Square, a 70,000-sq-ft shopping centre, is scheduled to be completed in the first quarter, while Nasma Central, a community space featuring shops, cafes, a gym, a swimming pool and a nursery, will open in Q3 of 2020. Other amenities include a mosque and two smaller community parks, he adds.
