Prudential opens Juffair Square in Bahrain

Bahrain-based Prudential Properties, a joint venture between Kooheji Development and Mohamed AR Fakhroo Investment & Property Development, has opened its latest project – Juffair Square, an open-air lifestyle design-inspired neighbourhood in the heart of Juffair.

Built at cost of $35 million, Juffair Square will spread out over a total area of 10,000 sq m and feature 37 outlets of a select tenants mix of food and beverage (F&B), services and retail outlets. The space planning is the result of a careful study of what Juffair and Manama requires.

Designed to have the look and feel of a modern urban square, the project will offer a variety of exclusive restaurants, cafes and leisure activities, some of which are making their debut in Bahrain.

Juffair Square, which has a gross leasable area (GLA) of over 7,324 sq m, boasts ample parking spaces and is designed with three main blocks forming a square shape with outside terraces that create a gathering courtyard in the middle with different landscape elements like no other dining and retail development in Bahrain, according to its developer. 

Commenting on the launch, Engineer Mohamed Abdulghaffar Al Kooheji, Managing Partner, Prudential Properties said: “We are happy to announce the opening of Juffair Square, which is our first project. It was designed from a concept of a micro-city with different materials, designs and schools of architecture, making it an organic palette of materials. Inspired by the nature of the city, the use of the wood, natural stone, aluminium cladding, texture renders and large glass openings provide a striking architectural design with an elegant shopfront that is appealing to tenants who are looking to present their brand with unique fit-out designs in the heart of Juffair.

“The buildings, which have striking architectural design and a stunning landscape around by a central fountain with terrace seating, are located in a densely populated area of Juffair that has a high proportion of expatriate working families and a high concentration of tourists staying in the local hotels and luxurious serviced apartments,” he added.

According to him, Juffair Square enjoys good visibility from the main road running through the neighbourhood in Awal Avenue and is expected to be one of the busiest destinations in Bahrain.

“The design was born under the European standards of accessibility, open spaces, connectivity, no barriers and shared community,” stated Al Kooheji. “All these elements are orientated north to south, creating a wind tunnel effect to provide a sustainable environment and making Juffair Square’s design something durable, functional and practical.”

Kooheji pointed out that in its efforts to provide Juffair Square’s tenants and visitors with the best dining and shopping experience, Prudential Properties has signed up Royal Ambassador to manage Juffair Square.

Royal Ambassador is a leading hospitality arm of Kooheji with over 10 years’ experience in managing over 11 high-rise residential towers in Bahrain including the Fontana series, Springfield series, Ariva and Seef Avenue. The group will provide soft and hard services including housekeeping, security, waste management, building maintenance, air-conditioning and landscaping at Juffair Square.

Meanwhile, Kooheji Development’s Onyx Bahrain Bay project won the Best Project in High-Rise Residential Development Category and scored five star at a virtual ceremony on November 5 hosted by the Arabian Property Awards and International Property Awards. Onyx Bahrain Bay will now go on to compete within this category in the Arabia region to be recognised as the best in Arabia and perhaps ultimately in the world.
