Riviera Tower to feature latest BMS systems

01 July 2004

Energy Management Services (EMS), a leading energy management and energy conservation company in the Middle East, has signed a deal with Riviera Tower, to install and maintain advanced building management solutions (BMS) for a period of four years.

Riviera Tower is an upmarket commercial and residential high-rise situated in Sharjah’s prime locality of Buhaira Corniche.
All the investment will be made by EMS under the ‘shared energy saving’ scheme.
The installation will include systems based on energy saving equipment and intelligent controls such as intelligent lighting facilities that can sense human presence and turn themselves on or off depending on the presence or lack of occupants in an area. Efficient controls will help detect over-burdening of individual installations and predict breakdowns before they occur, initiating pre-emptive trouble-shooting.
EMS will also provide monthly reports on energy savings through a Central Command Centre (CCC) established at its offices. Linked through telephone lines to the automated installations at Riviera Tower, the CCC can tabulate the actual energy used inside the building on a day-to-day basis and calculate the total energy savings for the month. Combined with the extensive weather predictions and occupancy estimates based on average monthly occupancy audits, the monthly energy savings report will help the building management to plan and streamline their energy budgets.
The Riviera Tower, which has shops, cafés and the Grand Buhaira Cineplex besides 18 floors of residential apartments and four penthouses, will be able to reduce its average monthly energy bill by over 25 per cent, he said. This will constitute a major saving for the building management, as well as the tenants who will benefit from more efficient electricity (including HVAC), water and gas installations.
